With the heart of Denver just minutes to the west, North Park Hill serves as a community in and of itself with the sprawling grounds of City Park right on its border.
Ranch-style homes are popular in the area, with many priced between $400,000 and the mid-$600,000s. Brick-built traditional structures are common, with a recent rise in mid-modern architecture, and townhomes, bungalows, tudors and more can be found around North Park Hill.
Stedman Elementary School, McAuliffe International School and Denver East High School are among more than a dozen schools that serve the student population of the area. All three score a B or better on Niche, with both McAuliffe and Denver East clocking “A” ratings. Denver East is closing in on its 150th anniversary and is notable for its architecture, which features a clock tower and took inspiration from Philadelphia’s Independence Hall.
City Park lies just off the southwestern corner of North Park Hill. Both the Denver Zoo and Denver Museum of Nature and Science are located within its grounds, as are both Ferril Lake and Duck Lake along with a boathouse. Right alongside is the City Park Golf Course to the north, where you can take to the links for 18 holes.
“The main thing about Park Hill is its walkability,” says Leo Rowen, broker associate and co-owner of RE/MAX of Cherry Creek. “You’ve got the walkability to the City Park Golf Course, the park itself with the fountains and the zoo. So there’s proximity – you can get on your bike and be right there within seconds. Being outside is a big deal, so people are actually willing to sacrifice size if it’s closer to open space.”
Meanwhile, Fred Thomas Park is on the southeast corner with offerings of its own, including fields for soccer, football, baseball and softball, along with courts for basketball, tennis and beach volleyball. Recreational visitors can also wander trails on foot or by bike and eat at the picnic tables or barbecue areas.
The sports-minded can also head to Coors Field, Empower Field at Mile High or Ball Arena to see the Rockies, Broncos, Nuggets or Avalanche play. All three arenas are located less than half an hour from North Park Hill and the drive to each is six miles or less, with state highway 17 providing speedy access to the city.
Retail access is huge in the area as well. “It’s got a bunch of cool retail walkability,” Rowen says. “There’s little pockets within Park Hill, in Denver, that have four corners – the coffee shop, the grocery store, the restaurant, the liquor store – that people love to be able to walk to.”
Head on over to Fairfax Street and Long Table Brewhouse, where the century-old building hosts a 50-person taproom, an outdoor patio where dogs are allowed and private areas for reservations. The establishment also features food trucks each day, from Cazuelas Tacos to Wok Paper Scissors.
For a bite to eat, Honey Hill Café has it all, from breakfast in the morning and early afternoon to lunch afterward, as well as a cocktail menu and an expansive selection of coffee. Kick your day off with a latte and a breakfast burrito, then come back for a mid-afternoon lunch made with artisan bread like The Big Cheese or The Doonksi.

GreatSchools: The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.
