South Denver's hidden gem
When people think of South Denver, they may mention big attractions like Washington Park or the University of Denver, but in the thin finger-shaped neighborhood of Overland, there’s a whole world of entertainment, sports and dining to explore. Overland is an old neighborhood, with a history stretching back to the gold rush era of 1859. Over time, it also garnered a reputation as a major transportation hub, a trend that continues today with CanAm Highway and Santa Fe Drive running north-to-south down the middle of Overland. The Evans Light Rail station parallels these major thoroughfares and provides yet another alternative route into Denver, giving residents an easier commute into downtown than surrounding neighborhoods. Despite recent growth, zoning in the neighborhood aims to preserve its residential character.

From pre-1940 bungalows to modern condos
Roughly half of the housing stock in Overland was built before 1940 and most of these homes feature colorful bungalow designs, creative facades and large front porches. These homes typically sell for between $400,000 and $800,000 depending on renovations and condition. For those looking for other floorplans, Chong explains why Overland's new-construction townhouse and condo options have become popular. “People are drawn to these because they're new and affordable.” These modern build condos and townhouses with stone features are more common on the east side of the neighborhood and go for anywhere from $500,000 up to over $1 million. Despite the neighborhood being densely populated, streets are line with sidewalks to allow residents to get around.

Grab a glass of whiskey or a hot slice
Cultural amenities in Overland also have historic flair. In the 1200 to 1600 blocks of South Broadway Street, pedestrians flock to "Antique Row,” where they'll quickly find hip establishments to meet their needs. Laws Whiskey House, for example, is located in a large cream and navy warehouse building and the owners tout that in their locale 'there are no shortcuts.' Their philosophy requires making whiskey with low-yield heirloom grains grown in the Rocky Mountains at both extremes: hot and cold. The end result is a taste of Colorado in a glass. Just two blocks up the road residents will also find Joy Hill Denver, where locals can grab a slice of pizza and enjoy chowing down al fresco, with outdoor seating options complete with views of the mountains. For groceries and everyday essentials, locals head to Whole Foods Market, just north of the neighborhood.

Play a round at Overland Golf Course or catch a concert at Levitt Pavilion
West Overland is known for Overland Golf Course, a favorite public sports venue with views of downtown Denver. Founded in 1895, it’s one of the oldest courses west of the Mississippi River. Make sure to enjoy a round with glow-in-the-dark golf balls in the summer. Also in the warmer months, residents hop right over the river to Levitt Pavilion, where they can enjoy free all-ages concerts.
If the greens are snowed in, you can still hit a few balls at Aqua Golf in Overland.

An impressive assortment of Denver Public Schools
For Pre-K through 5th grade, Overland children may attend McKinley-Thatcher Elementary School, which earned an A-minus grade from Niche. The next stop may be Grant Middle School, which earned a B grade from Niche and serves 6th grade to 8th grade. For high school, students may attend South High School, which not only earned an A grade but was named the 2nd-most diverse public high school in Colorado by Niche. Overland also has an impressive private school option nearby in the Denver Waldorf School, a Pre-K through 12th grade school that earned an A grade from Niche.

Washington Park, one of Denver's most popular parks
Washington Park, one of the most popular parks in Denver, is just 2 miles from Overland. The 155-acre park includes a recreation center, flower beds, a picnic shelter, a playground, two lakes, tennis courts, a basketball court, a pedestrian path and much more. Within the neighborhood, Overland residents enjoy using the trails at Grant-Frontier Park and Pasquinel’s Landing Park. For some pickup basketball, some head over to James. H Platt Park, which also includes a picnic area.
Ride your bike to Washington Park, and then enjoy a few loops on it's designated path.

Easy access to every transportation option commuters need
“If you head east in the neighborhood towards Broadway, you’ll find commercial corridors and access to major transportation avenues,” Chong says. “Plus, it’s close to a prominent hospital and not far from the university.” Downtown Denver is a 5-mile commute north by car and a 24-minute commute using Regional Transportation District’s rail system. Denver International Airport is a 29-mile drive from Overland. Both the University of Denver and the nearest hospital, AdventHealth Porter, are just a mile from the neighborhood.

Proximity to the South Platte River
Proximity to bodies of water is an alluring natural feature of Overland. You can traverse almost the entire western stretch of this neighborhood by taking the South Platte River Trail. Pick up the trail at Grant-Frontier Park in the southwest stretch of Overland, which features reconstructed and historic pioneer artifacts like a cabin, a wagon and mining equipment. A reminder of Overland’s trailblazing past also appears through a 200-year-old cottonwood tree, now surrounded by a new plaza that hosts educational workshops. Nestled up north, you can fish at Overland Pond or simply walk next door to the bigger Overland Lake. Both of these crown Overland Golf Course.
