Historic Denver suburb beside City Park
South Park Hill’s gridded streets are lined with mature oak and maple trees, rooted when the suburb was established east of Denver’s downtown at the turn of the 20th century. A subsection of the larger Park Hill community, South Park Hill is one of the city’s first suburbs. The neighborhood’s parkways are considered historic districts because of the stately homes built along them before the midcentury. “People in this neighborhood enjoy a little bit of a quieter life than someone in the Highlands just because you're that much farther away from the city core, but you're not far by any means,” says Jenny Usaj, employing broker and owner of Usaj Realty in Denver since 2008. In addition to its proximity to downtown, South Park Hill was built beside City Park, one of the city’s most popular spaces for recreation and annual events.

Historic craftsmanship meets postmodern single-family homes
Between the start of the 20th century and the mid-1940s, Tudor homes were erected alongside Craftsman bungalows and Mediterranean Revival homes. Postmodern houses were built in place of some older ones in the early 2020s. Depending on property size and build year, homes around East 17th Avenue Parkway, where most historic homes are located, and properties on the City Park side of the neighborhood range from $900,000 to $2.8 million. Along the side streets, houses list between $635,000 and $1.5 million, depending on property size. Condominiums converted from 1930s and 1940s brick-covered buildings cost roughly $145,000 to $475,000.

East Colfax Avenue is lined with dining and shopping options, including Marczyk Fine Foods, an independent grocer. Antique stores, such as Park Hill Treasures, are in nearby storefronts. Oneida Park’s business center has additional locally owned shops, including The Local Butcher and Zen Den Pet Spa. Mayfair Plaza Shopping Center has a King Soopers, and there’s a Safeway across the street.

Denver’s SchoolChoice and Constitutional Law coursework
Denver Public Schools serves the neighborhood, beginning with Park Hill Elementary School and then McAuliffe International School, both of which earn A-minus grades from Niche. East High School, the city’s first high school, maintains an A. Since 1987, East High has offered Constitutional Law, a course where students practice for the annual We the People Competition. South Park Hill students can also enroll in schools for which they are not zoned as part of Colorado’s “SchoolChoice” program.
Park Hill Elementary is a public pre-K and elementary school in South Park Hill.

City Park’s abundance of recreation and attractions
City Park flourishes with activity from dusk to dawn. Over 4 miles of paved trails run between the park’s perimeter path and the loop around Ferril Lake. Trails branch off the lake path, leading north to the Denver Zoo and east to the Denver Museum of Nature & Science. City Park’s tennis courts are on the west side and there is a treehouse-themed playground near the lake. City Park Golf Course, a public 18-hole course, which was redesigned in 2020, sits adjacent to the park. “The City Park Golf Course’s clubhouse would be another great place to get a soda or work. It’s got beautiful views. You’re basically just sitting and looking over a golf course, skyline in the background, and mountains behind that,” Usaj says. Fred Thomas Park is nearby with a playground, basketball court, football field, baseball diamond and shaded picnic area. Greenway Park has an enclosed open space for dogs to kick up sand and play.
Kids will love the playground at Fred Thomas Park.

Block parties and Jazz in the Park
South Park Hill’s residential streets echo with voices as the smell of grilled food fills the air during locally organized gatherings. “There are very strong community organizations. You’ll see many block parties, but it’s all done by the people on the block. These aren’t orchestrated by anybody else except community members or families that want to get together and have an epic thing,” Usaj says. City Park hosts regularly scheduled events, including Jazz in the Park, a free event, which is held across 10 different Sundays every summer, a tradition that has lasted over 130 years. “There’s a rotunda in the middle of the park, and they amplify the music so you can hear it all around the park. It’s mostly just jazz, but everyone will bring picnic blankets, some will bring cornhole, washers, and volleyball nets, so it’s very family friendly, but there’s nothing programmed except for the music.”
Bike and RTD bus commutes around Colfax Avenue
Dedicated bike lanes are found along local west- and east-bound thoroughfares, including East 23rd Avenue and East Montview Boulevard. The Regional Transportation District (RTD) serves the community with bus stops along the city-wide thoroughfare East Colfax Avenue, a segment of U.S. Highway 40. Colfax Avenue leads roughly 6 miles west to Interstate 25, which runs over 65 miles north to Fort Collins and around 5 miles east to Anschutz Medical Campus, one of the area’s largest employers. Monaco Street Parkway, Quebec Street and Colorado Boulevard all run north and south and are lined with bus stops. Nearby, Interstate 70 connects the community with Denver International Airport (DEN), the sixth busiest airport in the world, nearly 20 miles away.
