A conveniently located university neighborhood
Someone looking for a home in Denver might find themselves among the stars in University Park. University Park is located on the city's southern end, about 8 miles from downtown Denver. The neighborhood has slightly more suburban traits than several of the neighborhoods closer to the downtown area. The streetscape includes wider streets and alleys, while the homes tend to occupy more spacious lots. “It also has proximity to basically everything, including the highway,” says Chris Bouc, a broker with LIV Sothesby’s International Realty, who has lived in the neighborhood for more than a dozen years. Interstate 25, which runs across the neighborhood’s north end, provides direct connections to both downtown Denver to the north and the other metro communities south of the city. Commercial districts with some mid- and high-rise buildings can be found in almost every corner of the neighborhood, and the nearby University of Denver has long influenced the community scene. Among the activities DU puts on are various camps for local children throughout the year. Observatory Park, located near the heart of University Park, serves as a regular meeting point for the neighborhood. The site is home to DU’s Chamberlin Observatory, a historic Romanesque venue that has welcomed stargazers since the 1890s. “I think the location of the neighborhood is probably the largest draw. It’s surrounded by other neighborhoods with a ton of good things happening in them,” says Joshua Steck, a broker with Kentwood Real Estate, who has made eight sales in University Park. “The community inside the neighborhood is also really great. It’s just a good community of people that are all pretty social. And given the density of it, it’s just an active neighborhood.”

Older, newer homes with eclectic mix of styles
Neighborhood blocks can be quite dense, with mature trees like maples occupying lush green yards and road verges. The natural canopy provides ample shade to those strolling the narrow sidewalks and many of the homes and gardens. The homes cover a wide generational spectrum, with the stock featuring a mix of newer homes and some dating as far back as the 1920s. Smaller ranch-style or cottage homes are common north of Prairie Park, while the area south of that site sees more stately and multistory properties. The architecture of the larger homes include traditional, contemporary and even Spanish Revival. The ranch-style homes from the mid-20th century can run roughly between $800,000 and $850,000. On the other hand, the newer and larger multistory homes can run from $2.5 million to just over $5 million.

Dine along either South Colorado or University boulevards
Shops and restaurants can be found along South Colorado Boulevard, around its intersections with East Yale and Evans avenues. There’s another smaller shopping district closer to DU on South University Boulevard with chains like Einstein Bros. Bagels and Starbucks. The new Junction food hall at the Colorado Center just east of the Colorado and Evans intersection offers options ranging from pizza to shawarma. Closer to the university, there are Korean-style corn dogs at Two Hands Corn Dogs. More cultural fare like a steaming bowl of butter chicken can be found nearby at Serene Cuisine of India. King Soopers just off the Colorado and Yale intersection offers grocery shopping options.

Take a peek at the cosmos at the Chamberlin Observatory
As part of its annual lineup of events, the Denver Astronomical Society hosts “public nights” on Tuesday and Thursday at the Chamberlin Observatory where visitors can watch a multimedia presentation by a DAS lecturer. While there is a small fee involved for adults and students, the public can also get an up-close look at the moon and stars through the 20-inch Alvan Cark-Saegmuller refractor telescope. The observatory also draws amateur stargazers who’ll set up telescopes on the lawn. More outdoor options can be found south at the 8-acre Robert H. McWilliams Park, or better known to many residents as Dinosaur Park due to the giant purple dinosaur in the playground. Cyclists can ride on the 2.4-mile East Harvard Gulf Trail, which cuts through the park and connects to nearby DeBoer Park.

Career and technical program at South High
Schools in and around University Park include University Park Elementary School, Merrill Middle School and South High School, all of which received grades of B-plus or higher from ratings site Niche. South High, which stands out with its Romanesque style architecture, houses the largest career and technical education program in the district, with possible tracks including engineering and technology and digital arts.

The RTD serves University Park through with its buses and light rail service, the latter of which has a station near the intersection of South Colorado and Evans. Medical facilities near the community include the AdventHealth Porter hospital, but residents can also take South University to go north to institutions like Saint Joseph Hospital and the Presbyterian St. Luke’s Medical Center.
