A laid-back beach town south of Buffalo, New York
In the town of Evans, New York, a pedestrian tunnel beneath Lake Shore Road connects the park to the soft white shoreline of Lake Erie. The unofficial town motto, painted above the tunnel entrance in looping black letters, reminds the 15,000 people who call Evans home that life is better in flip-flops. “Evans is a summer town. We have transient residents and a lot of people who were born and raised here and stay here,” says Rebecca Jones, a licensed real estate salesperson with Metro Roberts Realty. “I’ve lived here my whole life. What I love is that everybody knows everybody. I always joke with my kids, ‘Be careful what you do. We know people who know people.’”
Residents tend to spend summer nights here lounging on the beach at the town park, accompanied by live music from the patio at Mickey Rat’s Beach Club. In the winter, the neighborhood sees an average of almost 9 feet of snow, driven primarily by the weather patterns over Lake Erie, known as the lake effect. This, plus its distance from the interstate, lends the neighborhood a more laid-back rural atmosphere that attracts folks looking for a quiet home within commuting distance of Buffalo.
Lake rights, snowfall and home improvement in Evans
Evans was founded in 1821, and a few historic houses from that time remain. Modern Colonial Revivals, Cape Cods and ranch-style homes can also be found throughout, nearly all sitting on large plots of land that accommodate detached garages, driveways and backyards. Subdivision streets are lined with sidewalks, although getting around the whole town will likely require a car. Prices typically range from around $180,000 to almost $500,000, largely depending on lot size, year of construction and proximity to Lake Erie. Some homes closer to the waterfront can reach price points over $1 million. Seasonal surges can also affect the market. “In the summer, you have houses selling within days. In the winter it dies down, and it could take a few months for something to sell,” Jones says. “We lose a lot of our residents in winter. We have some snowbirds that go back and forth to Florida.”
One thing buyers should be wary of when shopping in Evans is the prolific number of home improvement projects undertaken by homeowners during the pandemic. “You might need a structural engineer to come in and evaluate these DIY additions or repairs that were done during Covid,” says Anne Kader, a second-generation associate broker with Metro Roberts Realty and lifelong area resident. “Instead of using a contractor, sellers figured they’d just run to Home Depot and get it done for $10,000 instead of $50,000. And in a lot of cases, maybe these foundations are not as solid as they should be.”
The Village of Angola is located within Evans, so prospective owners should keep a close eye on property lines if they wish to avoid paying extra taxes. “When we bought our house, we didn’t realize we were three houses down from where the village limit is,” says Janet Patton, a lifelong area resident. “So we just avoided having to pay the tax for the Village of Angola.” In addition, lakeside houses may share access rights with neighbors not directly located on the shoreline. “Lake rights are something people don’t always know about if they move from out of town,” says Janet’s husband Tom, a retired ironworker. “You buy a house and you don’t know about them, and you wake up to see the teenagers who live across the street cutting across your driveway to get to the water.”

Beach days for locals at Evans Town Park
Evans Town Park is one of the most popular spots for outdoor recreation. Access to the park’s amenities is exclusively for town residents and their guests. There are two tennis courts, a baseball diamond and a street hockey rink on the south side of Lake Shore Road. Locals can also walk through the tunnel beneath the road to sunbathe on the beach, kayak or swim in Lake Erie and enjoy live music at Turtle Joe’s Sandbar. “When you grow up on the beach, it becomes your playground,” Jones says. “The sunsets here are amazing.” Residents can dock their boats at Sturgeon Point Marina throughout the summer, although they will need to store them in their driveways come winter. And golfers will enjoy spending the day at the public nine-hole Grandview Bay Golf Course on Central Avenue.

Lake Shore Central Schools lead the way in electric buses
Students in Evans are zoned for the Lake Shore Central School district, where the transportation supervisor’s efforts in adding electric school buses to his fleet were recognized with an award from the New York Association for Pupil Transportation. A.J. Schmidt Elementary School, located less than a mile from Lake Erie, scores a B-minus from Niche. William G Houston Middle, formerly known as Lake Shore Middle, also rates a B-minus. Lake Shore Senior High, home of the Eagles, earns a B.

Famous houses (haunted and otherwise) and Buffalo sports pride
Although a relatively recent addition to the neighborhood, opening in 2019, Everhaunt Haunted House has become a staple of Evans’ annual Halloween celebrations, attracting visitors from up and down the east coast. “We were driving down through Pennsylvania once, almost to Maryland, and we saw this billboard,” says Janet Patton. “They were advertising Everhaunt almost two states away. We couldn’t believe it, but it’s gotten so popular.” The neighborhood is also the home of Frank Lloyd Wright’s Greycliff. Visitors from across the country come to marvel at the famous architect’s work, constructed for his best friend’s wife on the cliffs above Lake Erie.
While the town may sit almost 30 miles south of Buffalo, loyalty to local sports does not fade this far down the interstate. The Bills play just 14 miles up I-90 in Hamburg, and residents can quickly commute up New York Route 5 to KeyBank Arena for Sabres hockey games.
All roads lead to Buffalo
Most residents will likely commute to Buffalo for work. New York Route 5, which traces the Lake Erie shoreline, and Interstate 90, which bisects the community, both make the 30-mile trip simple. I-90 is the most direct route from Evans to Buffalo Niagara International Airport, while Route 5 offers the quickest travel time to Buffalo General Medical Center.
Restaurants and retail along Erie Road
Erie Road serves as the major hub for shopping and dining in Evans. Locals can shop for groceries at the Tops Friendly Market and grab their morning coffee at Tim Horton’s, both located along this road. The nearest big-box stores, Walmart and Target, are both about 10 miles north in the town of Hamburg. “The downside to Evans is that everything is a drive. We don’t have a Walmart here," Jones says. "There are no major employers. A lot of people commute to work in Buffalo or Hamburg.” During the summer, residents grab hot dogs at Connor’s, a seasonal staple for over 50 years. Lakeside dinners at Mickey Rat’s Beach Club are another warm weather tradition. Further north, Pasquale’s offers a pickle pizza and other creative twists on Italian standards. And Super Freeze, a 1950s-style diner, is a local favorite for burgers and milkshakes.
