About 12 miles from the city of Palm Springs, the area sits above natural hot mineral water springs believed to have healing properties. “People come here because of the weather, the mineral pools, the senior communities and the activities they have,” says Steve Guerrero, a Realtor with Spekterra, who has about seven years of experience. “[The senior communities] print out monthly calendars with pool aerobics, luncheons and dinners. They jazz up the place on Valentine’s Day and the Fourth of July. They all like getting together.”

Private mineral spring water pools and spas in Desert Edge communities
A combination of manufactured home and recreational vehicle (RV) communities comprises Desert Edge. Most communities are intended for those 55 and older; some are year-round residents, while others are “snowbirds,” or older adults who “migrate” to sunny Southern California during the winter months. Most manufactured homes in the area were constructed between the late 1970s and the early 2000s, though a handful of mobile homes built prior to 1976 can be found as well, ranging from $15,000 to $200,000.
One such gated community — Dillon Estates — offers access to private natural mineral water pools, a clubhouse and an RV parking area, which are maintained by monthly homeowners association (HOA) fees of around $165. The Desert Crest Community Association is built around a nine-hole golf course, and monthly HOA fees of around $150 go toward its hot mineral spring water spas and pool, shuffleboard courts, gym and recreation room. Homes in both communities cost from $75,000 to $280,000, and ownership of the land is included. With high temperatures and a dry climate, some of the homes in Desert Edge are at an increased risk of wildfire. The region is also at a high risk of earthquakes.

Natural springs, Joshua Tree National Park and Coachella Valley refuge
Desert Edge is surrounded by some of the most widely known natural sites in the country. Hot mineral water springs in nearby Desert Hot Springs and Palm Springs have garnered tourist attention. “Depending on the community [in Desert Edge], many have mineral water pools and spas, and they’re good for the senior citizens’ bones,” Guerrero says. “We’re on the San Andreas Fault, so they pull water up from that fault, and everybody raves about it.”
Desert Edge is approximately 40 miles from Joshua Tree National Park, where the Mojave and Colorado deserts intersect and unique rock formations and plant life define the landscape. The Long Canyon Trail carves between Desert Edge and Desert Hot Springs. It eventually reaches the national park, which offers about 2,000 bouldering problems, 300 miles of scenic hiking trails and backcountry dirt roads intended for mountain bikes and four-wheel drive vehicles. About 12 miles away, the Coachella Valley National Wildlife Refuge is considered one of the most ecologically diverse deserts on the continent. It was originally established as a refuge for the endangered Coachella Valley fringe-toed lizard, which burrows under the sand to stay cool.

Desert Edge is about 11 miles from Interstate 10 and about 12 miles from Palm Springs. Dillon Road traverses Desert Edge and the communities of Sky Valley and North Palm Springs; it continues southeast toward Coachella, about 28 miles away. The SunLine Transit Agency maintains three bus routes that travel throughout Desert Edge and the nearby community of Desert Hot Springs, and Route 2 reaches as far south as Palm Springs.

Children in Desert Edge may start their K-12 journeys at Della S. Lindley Elementary School and Desert Springs Middle School, both of which receive C-plus grades from Niche. They may then move forward to Desert Hot Springs High School, which earns a B-minus and offers various programs to prepare students for life after graduation. The school’s Renewable Energy Academy of Learning incorporates green project- and work-based learning, while the Public Safety Academy is geared toward students interested in law enforcement and emergency medical services. The school also maintains a Marine Corps Junior ROTC program, as well as dual and concurrent enrollment courses through the College of the Desert.
