Historic town on Lake George designed for vacationers

Between Lake George to the east and the Schroon River to the west lies the Town of Bolton. This 84-square-mile, mostly rural Adirondack community became known for its steamboat landing, where the Village of Bolton Landing now stands, and its historic hotel, the Sagamore Resort, located on Green Island across from the village on Lake George. “The town is anchored by the Sagamore Hotel, and recreational boat tours still leave from its marinas,” says Gregg Sherry, a New York State licensed Realtor with Sherwood Group LLC, who has lived in Lake George all his life and has sold real estate locally for the past 15 years. The resort has been a destination for wealthy vacationers for over a century. Today, the lakes and rolling hills surrounding the larger town attract second-home buyers with outdoor activities, from swimming and boating to hiking, biking, camping and golfing. With only 2,000 permanent residents, Bolton is a seasonal community that owes much of its commerce to vacationers. “Lake George is the economic engine that drives the town,” Sherry says. “And it comes alive in the summer.” “Bolton has a more boutique, higher-end feel than places like Lake George,” says Angela Cugini-Girard, a real estate salesperson with EXP Realty who owns a vacation home near Sherman Lake in Bolton. “You’ll find higher-end restaurants and shops here, good Adirondack stores and miles of frontage on one of the best lakes in the world.”

Town parks, island campsites and Sagamore golf

Rogers Memorial Park is a lakeside green space in Bolton Landing that features basketball and tennis courts, a picnic pavilion, a bandstand, public docks with a gazebo and a public beach. Veteran’s Memorial Park to the north offers many of the same amenities in addition to a sand volleyball court and a playground. A public forest preserve with several peaks and rolling hills, Tongue Mountain offers stunning views of Lake George and the mountains that line the east side of the lake. “Tongue Mountain is a beautiful feature of the area with several walking trails,” Sherry says. “It's is a peninsula that splits Lake George into Northwest Bay and the Narrows. You can reserve campsites on islands in the Narrows at the Glen Island Ranger Station, accessible by water only.” The state maintains these trails and campsites in Bolton and oversees many regional facilities, including Gore Mountain State Ski Center, another popular recreational destination 30 miles west. With its original 1883 hotel, lodges and standalone residences, eight restaurants and an 18-hole golf course, the Sagamore Resort combines rich heritage with luxury accommodations, dining and outdoor activities. “You don’t have to stay at the Sagamore Resort to enjoy yourself there,” Cugini-Girard says. “You can go for the day, eat lunch or dinner at one of Sagamore’s restaurants or have a drink at the bar. It’s pricey but great for special occasions.” The Sagamore Golf Course, 2 miles inland from the island resort, features a championship course and a historic clubhouse built in 1928. Club members receive discounts at the resort’s salon and spa, too. Bolton also offers attractions like Ridin’ Hy Ranch, a family-friendly resort with horseback riding, guest rodeos and boating, fishing and kayaking. Adirondack Extreme Adventure Course is known for its treetop courses, zipline tours and river tubing excursions.

Traditional and modern Adirondack homes in Bolton

Most homes in Bolton have a distinctive Adirondack look. Real barns with the potential for makeovers, classic farmhouses with exposed wood beams, and charming cottages fully renovated range in price from $100,000 to $500,000. “Most homes in town and in the village are over 100 years old,” Sherry says. “Many are being bought and renovated or torn down and rebuilt. The gentrification of Bolton is going strong.” Original log cabins or cabin-inspired houses with stone fireplaces and rich wooden interiors sell for between $200,000 and $800,000. Colonial and Dutch colonial-style homes, some with attached two-car garages, list for $600,000 to $800,000. French chalet-style homes with vaulted ceilings, floor-to-ceiling windows and stunning mountain views are priced in the $900,000s. Lakeside retreats and luxury estates with panoramic views are the most expensive, ranging in price from $1 million to $8 million.

Market, movie and music events in Bolton Landing

The Bolton Farmers Market is held on Friday mornings from June to August in the Cross Street Parking Lot, next to the Bolton Medical Center. Visitors can interact directly with farmers selling organic produce, eggs and meat. Community organizations are on hand to answer questions, and buyers can learn about the hand-crafted practices of local artists whose work is on display. Bolton also shows free family-friendly movies in Rogers Memorial Park (or in the town hall in case of rain) in July and August. Recent showings include Kung Fu Panda and Wonka. In the fall, the Bolton Live Music Festival is an all-day event held in September at Rogers Memorial Park. The park has a pavilion, bandstand and patio for performances, and in between, listeners can walk to nearby businesses for dinner or to browse the boutiques and shops.

Shopping and dining along Lake Shore Drive

Most restaurants and stores in Bolton are easily accessible on Lake Shore Drive. In the village of Bolton Landing, The Gem is housed in a rustic, wood-shingled Adirondack house. The eatery features a comfortable long bar, wood tables, and an outdoor patio and lounge area. For a special night out, The Chateau on the Lake offers French-inspired dishes in a fine dining setting. Here, tables are appointed with crisp, white tablecloths, and diners can enjoy chateaubriand paired with a pinot noir. Or they can dine al fresco on the porch or lawn with a clear view of Lake George. Shoppers will also find stores in Bolton Landing like the Indian Tepee Gift Shop, modeled after an old country store, with items like jams and jellies, maple syrup, clothing and greeting cards. Across the street, Happy Jack’s Surf Shack carries toys, games, swimsuits and novelties for the kid at heart. South of the village, the Algonquin is a seasonal restaurant on Lake George with a small marina where diners can tie up for lunch or dinner. The restaurant doesn’t take reservations and has enough space in its dining rooms and three outdoor decks for fast seating. Farther south, Tavern on the Lake is part of Blue Water Manor, a resort on Lake George. The tavern occupies a traditional Adirondack lodge with a large stone hearth and a deck with views of the lake and mountains. Bolton Landing has a Tops Friendly Market for groceries, and nearby Warrensburg features a Price Chopper.

A small, rural school with growing opportunities

Bolton Central School is a small, PK-12 public school that serves the Town of Bolton. It receives a C from Niche. With under 200 students, the school’s 7-to-1 student-teacher ratio allows for smaller class sizes. The typical graduating class is 24, although that number has fallen sharply recently. “The last graduating class only had 12 kids,” Sherry says. “It’s a sign of the tourist community here. Not many year-round residents remain because it is difficult to find affordable housing in this market.” While the year-round population is small, the school makes every effort to broaden its learning opportunities. Elementary students can choose from elective courses to explore their interests and high schoolers can choose from AP courses and other college credit-bearing classes to prepare for college or a career. “Bolton is a wealthy area with money that comes in from out-of-towners,” Cugini-Girard says. “Programs for year-round students are well funded.”

Accessible by Route 9N, I-87 and the CDTA summer trolley

Given Bolton's rural geography, the area is heavily car-dependent, although biking is popular for those who live closer to commercial centers. The Lake George-Bolton Trolley, operated by the Capital District Transit Authority, runs seven days a week from Memorial Day through Labor Day and takes passengers from Lake George Village to Bolton Landing along Route 9N or Lake Shore Drive. Interstate 87, also known as the Adirondack Northway, runs along the western edge of town following the Schroon River. It connects with Albany, 75 miles south, and Montreal, Canada, 245 miles north. The Bolton Health Center in the town village is where families can see their primary care physicians for health care. The closest urgent care center is in Warrensburg, 10 miles away, and the closest hospital is in Glens Falls, a 20-mile drive. Bolton also features several churches, including Blessed Sacrament, a Catholic church, and Bolton Community Church.

Flooding around the Schroon and other bodies of water

Homes near the Schroon River, lakes, ponds and streams are susceptible to flooding in Bolton, especially where two or more bodies of water intersect or empty onto a low-lying plain. While most structures in Bolton are built outside of flood plains, homebuyers should inquire about a property’s flood history and whether insurance coverage is needed.
