Driving west on U.S. Route 60, one of the first landmarks that drivers notice in Buckingham Courthouse is Trinity United Methodist, blooming like a white magnolia flower on an open, rolling field. But then this locality gets denser, with Maysville Baptist Church and a complex of brick municipal buildings crowding toward the road, such as the Buckingham County Health Department. Homes come into view, and quickly converge on the neighborhood’s namesake courthouse – prominent with large Jeffersonian columns – and a cluster of amenities like a post office and thrift store. This is a place geared toward homebuyers who want a small-town atmosphere, but at 40 miles south of Charlottesville, it’s also possible to consider Buckingham Courthouse as a commuter option. “Thirty minutes is widely considered an acceptable commuter distance,” says Matthias John, a Realtor with Wiley Property. “There has been an explosion of demand and a steady influx of people into Charlottesville, so we have to look further out when helping homebuyers.”

Just past the courthouse, drivers will see a sign for the Horsepen State Wildlife Management Area. Located roughly 4 miles south of the neighborhood, this is the primary outdoor recreation area for residents, as there are no parks in Buckingham Courthouse. It features an 18-acre lake, so visitors go there to boat and fish as well as hunt. For those who want to explore the forested land, there are hiking and horseback riding opportunities. Birdwatching is a popular pastime here, too.

Above that square footage and getting into brick materials, prices will range from $250,000 to $315,000. In this category, homebuyers will mostly find colonials and split-levels – some of them of midcentury vintage, and others much more historic, dating to the Revolutionary War era.

Buckingham County Elementary earns a C from Niche. The school was redesigned in 2012, and features a modern look with gardens, reading nooks and ergonomic furniture. Buckingham County Middle also receives a C and has a 15-to-1 student-teacher ratio. Buckingham County High earns a C and offers students access to several college prep programs. Dual enrollment allows them to earn an associate’s degree and there’s also a program to help students secure scholarship funding.

U.S. Route 60 is more than just a convenient transportation feature of Buckingham County – it’s the backbone of the neighborhood, giving it structure. Key government buildings, as well as homes, line the road, giving residents a sense of place. The side streets that branch away from Route 60 are technically walkable, but there aren’t sidewalks. This is a rural locality, and so a car is necessary for getting around. Of course, with Buckingham Courthouse being removed from a large city center, internet access is often a top focus for homebuyers. “Part of the expansion process away from Charlottesville is about making sure you have broadband internet,” says Benjamin Reeves, CEO of The Titan Team. “It’s useful not only for work from home or school from home, but also telehealth.”
