Sitting in California’s Central Valley, 30 miles southeast of Fresno, Dinuba is a tight-knit community built around a bustling agricultural industry. “The city’s motto is ‘Together, a better community’ and you really feel that because it’s just friendly people that love to work with one another,” says Deborah Newton-Johnson of Newton & Sons Real Estate, a Dinuba native with over 20 years of experience in the area. The city of nearly 26,000 is growing, up 8.3% from the 2020 census, but that’s not the only thing growing in Dinuba. “The agricultural industry is our lifeblood,” says Newton-Johnson. “If you aren’t in Ag, your friends or family probably are.” Approximately 40% of the world's raisins are grown and dried in Dinuba, where Ruiz Foods is one of the city’s biggest employers. Dinuba sits at the northern end of Tulare County, which is the second-leading producer of agricultural commodities in the United States. Although it's debated, the name of the city itself may be an homage to where wheat was first grown and harvested along the Danube River in Europe (and for the record the city's name is pronounced DIE-new-buh). The city is about halfway between Los Angeles (200 miles to the south) and San Francisco (215 miles to the north) and that has drown major companies like Best Buy, Patterson Logistics and Walmart to set up distribution centers there.

New, Craftsman homes
As of December 2024, single-family homes in Dinuba have a median price of $300,000. This is a 22% increase over the previous five years. “There’s a nice mix of midcentury homes with a steady pipeline of new development coming,” says Newton-Johnson. “Some of the most sought-after properties have sprung up along the golf course over the past couple of years and they are gorgeous homes.” Many of the newer developments are on the western side of the city and feature multicar garages and expansive lawns. While most properties are single-family homes, Dinuba has a handful of manufactured home parks and duplexes mixed in. Many Dinuba properties are in at-risk areas for wildfires and residents are encouraged to clear debris from their yards.

Fun at KC Vista Park
The City of Dinuba has 11 parks and sports complexes, ranging from small pocket green spaces to KC Vista Park, an 18-acre oasis with a full disc golf course, pickleball courts and shaded walking trails. The Dinuba Sportsplex is a renovated packing shed that has a full skate park, soccer fields, volleyball, and basketball courts. Youth and adults can participate in city-sponsored baseball, softball and basketball leagues. Golfers head to Ridge Creek Dinuba Golf Club for an 18-hole championship experience with views of the Sierra Mountains and the Central California Valley. Outdoor lovers are a short drive in multiple directions from camping and hiking. “Our location is great because we’re 45 minutes from great hiking and a couple hour drive to the beach,” says Newton-Johnson.

As a city known for its agricultural industry, it’s no surprise Dinuba has a popular farmers’ market. The Dinuba Certified Farmers’ Market celebrated its 10th year in 2024 with theme nights each Friday during the summer including a Superhero Night, Noche Latina and a Kids’ Night. “It’s the freshest produce, right at the source,” says Newton-Johnson. The city has big box stores like Walmart as well as countless locally owned Mexican and Salvadorian restaurants located along East El Monte Way and South Alta Avenue.

Dinuba High School's new campus
Kids in the area attend the Dinuba Unified School District, which has a B grade on Niche. The district serves nearly 6,500 students and is comprised of seven elementary schools, which all earn above a B-minus Niche grade. Dinuba High School holds a B overall rating and will open a brand-new campus in January 2025. “They had a big ribbon cutting and it’s truly a beautiful campus,” says Newton-Johnson. “They wanted to let the seniors experience it, so the students are going to move into the new campus at the beginning of the second semester.” The new campus includes a performing arts theatre, a student union and new athletic facilities.

30 miles up to Fresno
The Tulare County Regional Transit Agency provides bus access to Porterville, Tulare and other nearby cities. Locals can hop on Highway 63 and drive 20 miles south to Visalia or take Highway 99 northwest 30 miles to Fresno. The Fresno Yosemite International Airport, 32 miles from town is the closest major airport.
Crime rates
The nearest major hospital is the Adventist Health Reedley, located 5 miles northwest of Dinuba. Property crime in Dinuba has stayed steady over the past five years and is below the state and national average. Violent crime has declined but is still just over the California average.
