San Ramon Village is an older neighborhood of Dublin that was largely built out in the 1960s and '70s with ranch homes, wide streets and quiet cul-de-sacs. Like the rest of the city, it’s well known for its top-rated East Bay schools and its diverse populace. “It’s a real melting pot. There are people from all walks of life, and that makes it a very vibrant, multicultural community,” says Realtor Ramez Bahu of Century 21 Real Estate Alliance, a longtime Dublin resident who works all over the city.

Modest ranch-style homes on suburban streets

Modest ranch-style homes with small front yards and two-car garages are a common sight in San Ramon Village. These homes typically offer between 1,200 and 1,700 square feet of living space and three or four bedrooms. They're situated on small lots, but there’s still plenty of room for landscaping and gardening. Prices typically range from $1.2 million to $1.7 million, putting it on par with the city’s median home price. Those looking for a more affordable option will also find a handful of condos and townhomes in the neighborhood that sell between $500,000 and $1 million.

Residents dine and shop in downtown Dublin

San Ramon Village is just north of downtown Dublin’s shopping plazas, eateries and grocery stores on Dublin Boulevard. Downtown offers a wide range of chain stores, mom-and-pop shops, bakeries and local restaurants, including an array of Asian and Latin American dining options. Authentic Mexican staples can be found at Taqueria Los Pericos, while those in the mood for something sweet might stop off at Paris Baguette, a French-inspired bakery. “There are so many good restaurants here with so many different types of food. You can see right there why Dublin is the most diverse city in the Tri-Valley,” Bahu says. For groceries and everyday essentials, there’s a Target, Safeway and Sprouts Farmers Market less than a mile away.

Highly rated schools are a major draw for newcomers

Three elementary schools and a highly sought-after high school are within San Ramon Village, meaning many students and parents can walk or bike to school. Students start at Frederiksen Elementary School, Dublin Elementary School or Murray Elementary School, all of which earn A ratings from Niche. The next step is A-rated Wells Middle School followed by Dublin High School, which gets an A-plus. The high school is a five-time winner of the prestigious California Distinguished Schools Award, winning it most recently in 2017. Its graduation rate is typically very high — it topped 98% in 2024. “Schools are a big consideration for people moving to Dublin. I’ve seen a lot of young families from Silicon Valley, the South Bay and San Francisco coming in who want to send their kids to schools here,” Bahu says.

Community parks, golf greens and hilly trails

Kolb Park is a community gathering place at the heart of San Ramon Village. Its five acres offer a grassy picnic area, tennis courts, a colorful playground and plenty of shade. Less than a mile north of the neighborhood, avid golfers can tee up at San Ramon Golf Club, a public golf course with 18 holes. There’s also San Ramon Ridge, a meadowy hillside that’s crisscrossed with hiking trails. In the spring and summer, the hillsides turn a brilliant shade of green before going golden yellow in the fall.

Getting around via interstates 580, 680 and the BART train

San Ramon Village is situated just north of the intersection of interstates 580 and 680, adding to the appeal for Bay Area commuters. It’s also just 2 miles from the West Dublin/Pleasanton BART station, which takes passengers all over the bay, from San Jose to San Francisco. The nearest hospital is the Stanford Health Care – Tri-Valley, about 2 miles away.
