Along the St Louis River, Irving is a half-residential, half-industrial community near Downtown Duluth. Drilling, storage and plumbing-supply companies and a power plant occupy the southern and eastern portions, while the northern and western sections feature modest single-family homes. “It’s mostly blue collar,” says Realtor Macey Solomon of F.I. Salter Real Estate, Inc. “On the west side of Duluth, those are more first-time home buyers. People live and work in that same area.” Outdoor green spaces and lakefront activities merge at the southwest corner with the Western Waterfront Trial. Downtown Duluth offers indoor fun and weekend shopping opportunities about 6 miles up the road.

Workers cottages and traditional-style homes
Railroad tracks bisect the neighborhood from west to east, with most single-family homes north of them. Neat blocks of simple, no-frills cottages and traditional-style homes cover this half of the neighborhood. These three-bedroom homes from the late 19th century and early 20th century range between $150,00 and $225,000. Some newer homes also appear in this area for around $370,000. South of the tracks, buyers will find more cottages as well as ranch-style homes. A handful of larger homes on more spacious lots populate the cul de sacs down here, fetching between $300,000 and $350,000 when available. “Those are relatively newer developments,” says Solomon. “I’ve been licensed for eight years and haven’t seen any of those hit the market.” These are within view of the Indian Point Campground in one direction and the various industrial companies in another.

Getting outside to play sports or camp
At the approximate center of Irving sits a park of the same name. Irving Park has a large soccer field with natural grass, an adjacent blacktop for shooting hoops and a playground for kids to explore. Although this spot is great for casual sports, Irving is better known for its camping and fishing opportunities. Indian Point is an area on the southwest side that offers a trifecta of outdoorsy fun. Hikers can take to the Western Waterfront Trail for an easy trek that follows the shore line. Anglers post up at the nearly 100-foot-long fishing pier to cast a line for walleye and channel catfish. Indian Point’s campground makes it feasible to sleep under the stars. “That campground does stay pretty full,” says Solomon. Across the industrial section of town sits Grassy Point, with a trail of its own.

Workers cottages share space with manufacturers
The Duluth Transit Authority serves the Irving neighborhood and those around it. Downtown Duluth, which is 6 miles away, is reachable in 32 minutes by the bus that runs once every hour. This stretch takes about nine minutes if commuting by car. Commuting by bus into Superior is an 8-mile trip that lasts an hour and 20 minutes, or 14 minutes if driving. Duluth International Airport also takes an hour and 20 minutes to reach by bus.
Irving residents can hop on one of the many public bus stops near the neighborhood.

Stopping for a meal or a cocktail in Irving
Dining and shopping areas are immediately north of Interstate 35. This triangular hub of activity between Grand Avenue and Central Avenue contains several fast-food chains, alongside a few locally owned joints. China King Buffet has large appetites covered, just like Sammy’s Pizza & Restaurant, which offers delivery after a long day. Super One Foods is just a block outside this dining center for all weekly grocery needs. After a long week, folks can stop by the Jade Fountain Cocktail Lounge or Mr. D’s Bar & Grill.

Attending class at Duluth Public Schools
Students in Duluth Heights can attend Duluth Public Schools. They start at Laura MacArthur Elementary, rated C-plus overall by Niche. Lincoln Park Middle gets a B-minus, offering Dungeons and Dragons and Chess as afterschool extracurriculars. Denfeld High completes this list with another B-minus overall.
