Woodland is equal parts residential and natural, with larger yards
Woodland is one of Duluth's northernmost neighborhoods and a dense residential area just before miles of forest take over to the north. Though the neighborhood has more than 1,000 homes, it earns its name with sprawling forests and nature preserves in its boundaries. Evergreens and trees that change with the seasons line spacious yards. "One acre or half an acre may not seem like a lot, but for those moving out of the city where there are one-fifth acre lots, it's a big upgrade," says Loren Johnston, Realtor with Lewis & Clark, LLC. "There's enough room for kids to romp around in Woodland." In addition to being scenic and spacious, Johnston says, "There's a nice smorgasbord of businesses and restaurants around the area."
Newer homes on spacious lots can be found overlooking Hartley Nature Center.
Woodland Avenue is the main road through the Woodland neighborhood and stretches five miles to the south to downtown Duluth.

Homes and lots across many price points sell quickly
Development in Woodland started in the early 1900s, leaving behind small Cape Cods, bungalows and cottages that sell between $175,000 and $350,000. As the neighborhood grew in the '50s, ranch-style homes and Colonial Revivals became prominent. Split-levels, Colonial Revivals and new traditional homes are more expensive, ranging from $400,000 to $725,000. Homes built in the past two decades are Modern Craftsman designs and sell for upwards of $1.3 million. The median price in Woodland is $315,000, and, according to Johnston, "There are multiple offers on the homes in the $250,000 to $450,000 range. There's a lot of buying competition for that price point." Houses sell only two weeks after listing. To compensate for growing demand, plots of land are available between $45,000 and $160,000 for buyers to build their own homes from the ground up.
New traditional homes are available on large lots in the Woodland neighborhood.

Recreation is a major draw for those moving to Woodland
Hartley Nature Center is in the neighborhood's southern end and is a major destination for outdoor recreation in Duluth. "The nature around the neighborhood is a real draw, and Woodland has always had that nice natural aspect right in its backyard," Johnston says. Anglers fish on Hartley Pond, while hikers, bikers and cross-country skiers enjoy miles of trails through dense woods with scenic lookout points. The nature center has summer and winter camps, a preschool and After School Nature Club.Woodland Hockey, located at Woodland Park, offers ice skating and hockey programs. Players' parents maintain indoor and outdoor rinks, and programs are selected based on each child's age and skill level. When the snow and ice melt, residents go to the park for pick-up tennis and softball.
The pond at Hartley Park offers a dock and can be used for canoeing.

Convenient shopping close to home and extensive shopping a short drive away
Woodland Avenue is the main street that goes north and south through the neighborhood. A small shopping area is at the center, near the northeast corner of its residential section. "It's the nucleus of various stores and everyday necessities," Johnston says. "There is a market, a few restaurants, a bank and a gas station. Families also like that their church is less than two minutes away from home." Woodland Marketplace Foods and the convenience store cover most everyday needs, but Duluth's largest shopping destination is not far. Miller Trunk Highway is less than 8 miles southwest. It is home to The Miller Hill Mall, Costco, Aldi, fast-food restaurants and other national retailers and department stores.
Woodland offers a convenient shopping hub for residents at the intersection of Woodland Avenue and Calvary Road.

The high school offers comprehensive activities and sports
Woodland children begin learning at Homecroft Elementary School, rated A-minus by Niche. Ordean-East Middle School and Duluth East High School are both rated B-plus. East High School has more than 35 student-organized clubs, five academic competition teams and three musical programs. In addition to traditional high school sports, the high school has teams that utilize the area's cold and snowy winters. There are two ice hockey teams, a Nordic ski team and an alpine ski team.Stella Maris Academy High School and Many Rivers Montessori are private schools in the neighborhood.
Ordean East Middle School is in Duluth, MN, serving 1,022 students in grades 6-8.
East High School, in the Duluth Public School District, ranks 73rd in Minnesota.

Important to know
Buses stop along Woodland Avenue and go south to downtown Duluth, 5 miles away. Aspirus St. Luke's Hospital is a large employer in the city's downtown area along Lake Superior. The University of Minnesota Duluth is another large employer 2 miles south of Woodland. Duluth International Airport is 8 miles west, near the shopping centers along Miller Trunk Highway.
Residents can take advantage of frequent bus service available along Woodland Ave.
