Dunlap mixes commercial amenities and wide open nature

Dunlap is encircled by state parks and nature preserves, but it also has a robust downtown mix of shops and schools, resulting in a rural lifestyle with suburban tendencies. These commercial destinations are largely centered around Route 127, also known as Rankin Avenue. "Dunlap has little stores, run by the locals, as do Dayton and Jasper, so you have plenty places to shop and eat if you want to stay local," says Realtor Gloria Page, who's been working in the area over a decade, and is currently with Keller Williams and Zach Taylor Real Estate. "One of the notable residential developments in Dunlap is called Greenfields, which is a based on custom built homes and mountain views. You'll have neighbors but not a postage stamp lot."

Bungalows and ranches represent the entry point of Dunlap’s market. Many of these have undergone extensive interior renovations, and they will tend to sit on lots tallying an acre or more. Prices start in the low $300,000s. Mountain views, tall shade trees, long front lawns and even pasture are common neighborhood sights. Multi-story homes come into focus around the $400,000s. These may have a contemporary edge, like a modern log cabin built in the 2000s. The market tops out around $600,000 for Modern Traditional homes built in 2023.

Cozy downtown digs at Game Shack Cafe

Big box stores present locals with convenient ways to take care of daily errands. The Walmart Supercenter is loaded with both groceries and retail items, while Walgreens adds another spot to for a quick pick up. Sav-A-Lot offers a traditional grocery store experience for essentials like meat, dairy and produce. Locally owned eateries keep the community thriving, too. Dunlap Restaurant is a classic diner, featuring a menu filled with breakfast food and Southern cuisine. Page says El Metate is always popular with those who want Mexican food. Game Shack Café is one of the small businesses filling the brick storefronts of downtown.

Stargazing at Sequatchie County High

Griffith Elementary has a 13-to-1 student-teacher ratio, and receives an overall B from Niche. At Sequatchie County Middle, teachers earn a B-minus from Niche. And at Sequatchie County High, students can get involved in everything from an astronomy club to an environmental cleanup club. Niche gives the school a B-minus overall.

Coke Ovens Park is an industrial relic

Sequatchie County Veterans Memorial Park sits along Rankin Avenue, allowing drivers to see wartime sculptures as they pass. The grassy area is fit for a short stroll, and is also host to events throughout the year. Harris Park offers a more traditional experience, with a splash pad, picnic pavilion, playground and walking trails. At Coke Ovens Park, visitors can explore the remnants of industrial ovens. Additional artifacts from the early 20th century can be observed within the park's museum. Page also mentions that hang gliding is big in Dunlap, with championships previously held there. For biking, Coops Creek Greenway is just off Rankin Avenue.

Connected via Rankin Avenue

Rankin Avenue passes through the most bustling part of Dunlap, but there are no buses, so a car is essential. With extensive acreage surrounding homes, residential areas are more walkable. Rankin Avenue eventually intersects with Route 111, which is the major east-west thoroughfare in Dunlap. Page adds that nearby downtown Chattanooga is popular because it's so walkable and bikeable.

Bluegrass bonanza

Every June, Coke Ovens Park holds a bluegrass festival at a rustic amphitheater. The festival has been a community draw for over three decades. Valley Fest in early May is more of a trendy music festival, featuring a fun run, a car show, an art exhibition and craft vendors. Oktoberfest occurs in early October, hosted in downtown Dunlap. The festival is filled with dancing, food from locally owned restaurants and activities for kids.
