Quiet living on the Animas River
Animas City is a quiet neighborhood next to some of the best recreation in Durango. The neighborhood is bordered to the west by the Animas River, the epicenter of recreation in the city, and the 7-mile paved Animas River Trail. “The property near the river is so valuable, but especially on the eastern side,” says Jessica Palmer of Coldwell Baker Realty, a lifelong Durango resident. “On this side, people can ride their bike to the trail or walk down to the river without having to cross Main Avenue, which has gotten really busy over the past 15 years.” At the river, solo kayakers navigate the rapids while anglers wade out to fly fish. Dog owners stop along the banks, allowing their pets to cool off with a mid-walk swim during the summer months.

Access to the Animas River Trail
The Animas River Trail follows the river for 7 miles. It’s a popular spot for locals to go for a jog or a bike ride. A proposal from the city would extend the trail another 9 miles. Just across the river is the Durango Community Recreation Center, which offers fitness classes and well-kept workout equipment. The La Plata County Fairgrounds hosts events throughout the year, including rodeo competitions and an annual county fair. The Riverview Sports Complex is home to youth soccer and baseball games and has playground equipment and 11 acres of green space. The Durango Public Library is just a mile south and has activities for all ages, including poetry workshops, teen book clubs and open mic nights.

Animas City features a mix of mid-century ranch-style homes and new Craftsman builds costing between $830,000 and $1.2 million. “The size of the homes and the lots are similar to West Avenues, but prices are a bit higher because you don’t have the traffic and the noise,” says Palmer. Homes sit on close-together lots with modest front and backyards. Most feature attached garages and short, private driveways, which are manageable when the winter snow falls. Despite their proximity to the river, Animas City homes don’t have a high flood risk. But since this is Durango and the climate is dry, wildfire insurance is necessary.

Dining at The Yellow Carrot and La Hacienda
There’s no shopping and dining in Animas City, but plenty of options are just west of the river. La Hacienda Mexican is a popular spot for happy hour margaritas and sizzling fajitas. The restaurant has a fun vibe with brightly painted walls and neon signs behind the bar. Locals head to The Yellow Carrot for upscale dinners. The Colorado Lamb Shepherd’s Pie is a menu staple, but the restaurant also offers plenty of vegan options like portobello lasagna. The rustic wooden tables and candles give the restaurant an intimate and cozy vibe. Durango Beer and Ice pays homage to the town’s past, decorated in an Old West railroad theme. The brewery has a dog-friendly patio and live music each Thursday night. “It’s a very dog-friendly area, as you can see walking the streets,” says Palmer. “More often than not, dogs are welcome at restaurants in town.” City Market is a local grocery chain with household essentials, and nearby Main Avenue has everything from upscale jewelery shops to stores selling recreational equipment.

Miller Middle School's new building
Local kids head to the Durango School District No. 9-R, beginning at Riverview Elementary School, which is within walking distance of many homes. Riverview Elementary has a B rating on Niche and was ranked as the third-best public elementary school in La Plata County. Miller Middle School has a B grade and opened a new building prior to the 2024 school year. Teens go to the A-minus-rated Durango High School, where students can take dozens of classes in music, theatre and visual arts.

There are a few bus stops in the neighborhood, but many residents prefer to walk or ride their bikes around town. Locals can take nearby Route 550 30 miles north to Purgatory Ski Resort or 50 miles to Silverton. The Durango-La Plata Airport is just 25 miles away, providing access to Denver, Dallas and Phoenix.
