New Durango homes with mountain views
Built in the 21st century, Timberline-Songbird is a quiet residential community with stellar views of the La Plata Mountains less than 2 miles from downtown Durango. “They did a really great job building the subdivision, so all of the lots have really great views and evening sunsets in the backyard,” says Deven Meininger of The Wells Group of Durango, who has over a decade of experience in the area. “You’re also so close to the restaurants on Florida Road and the shopping on Main Avenue, and everything is within a five-minute drive. I think if I could live anywhere in Durango, this would be the neighborhood.” Timberline-Songbird is completely residential, but it’s bordered by Florida Road, which has tons of restaurants and links the neighborhood to downtown Durango, the Animas River and the La Plata County Fairgrounds.
Craftsman houses from the 2000s
The houses in Timberline-Songbird are mostly modern Craftsman builds from the 2000s, which makes them much newer than the post-World War II homes that dominate Durango. Prices range from $800,000 to $1.2 million, with outliers costing up to $2 million. Homes sit on quiet, winding roads often ending in private cul-de-sacs. The streets are lined with paved sidewalks shaded by mature trees. Spacious lots provide room for fenced-in front and backyards, and homes have private driveways leading to multicar garages. “You have a lot more elbow room with the larger lot sizes compared to a lot of downtown Durango,” says Meininger. The neighborhood’s abundance of trees mixed with Durango’s arid climate make wildfire insurance a necessity.
Kayaking on the Animas River
Locals can work out at the Durango Fitness Club a couple of blocks from the neighborhood. The club offers private training and public classes, a lap pool and eight different fitness rooms. The Animas River, a popular spot for fishing, kayaking and swimming, is 3 miles from the neighborhood. Next to the waterway is the Animas River Trail, a 7-mile paved path where runners and cyclists can exercise alongside views of the river. Oxbow Park and Preserve is a short drive from Timberline-Songbird. It has a sandy beach on the riverbanks, picnic tables and open green space. Yogadurango has yoga classes as well as special events like gong sound healing scheduled throughout the month.
Dinner near Florida Road
Locals order scones, quiche and sandwiches at Mountain Dough Baking Company, located off nearby Florida Road. The bakery offers cookie-baking and decorating classes throughout the year. Pop Sushi is a dimly lit eatery with high-top tables and bar seating serving tuna rolls and hibachi dinners. Macho’s Fast Mexican Food is a casual spot where people eat nachos and enchiladas at wooden tables and underneath the glare of neon beer signs. Boutique shopping is available on Florida Road at Rose Duds, which sells name-brand clothing. City Market is a local grocery chain offering convenient shopping.
Durango High School has community support
Kids in the area attend Durango School District No. 9-R, beginning at Riverview Elementary. Riverview has a B rating on Niche and a 15-to-1 student-teacher ratio. Next is Miller Middle School, which also has a B ranking. Durango High School earns an A-minus grade and receives a lot of support from the community. “The booster club is very active,” says Anne Zalbowitz of Keller Williams, who has over 20 years of experience in Durango. “It’s not just with athletics, but they support the theatre and band as well.”
Access to Durango-La Plata County Airport
Timberline-Songbird has zero public transportation, so a car is necessary. Locals take Florida Road 4 miles southwest into downtown Durango or Route 550 north to ski towns like Pagosa Springs. The neighborhood is just 17 miles north of the Durango-La Plata County Airport, which has daily service to Denver, Dallas and Phoenix.
