Desirable suburban enclave close to highways and Mount Holly

The neighborhood of Tarnsfield lies within Westampton Township, which serves as the western flank of Mount Holly. On top of offering suburban vibes and lower price points than downtown Philadelphia, Tarnsfield keeps residents within minutes of the New Jersey Turnpike and Interstate 295. “It’s is a hot spot for buyers. Since it’s close to major roadways, it’s an easy commute into bigger cities like Philadelphia,” says Deedra Richardson, Realtor with Prime Realty who has been selling properties for over 10 years. “Prices have been increasing steadily because of Tarnsfield’s good location.” The neighborhood is also only about 13 miles from Joint Base McGuire-Dix-Lakehurst, a military base and prominent employer commonly known as Fort Dix.

“Tarnsfield has a suburban feel. The homes in each subdivision are similar to one another, and you see a lot of repeat models,” Richardson says. Colonial Revivals, split-levels and ranch-style homes line the neighborhood’s grassy lots. Most homes have sidewalks out in front and fenced-in backyards. These single-family homes run from $350,000 to $475,000. Townhouses are on the southwest side of the community, while semi-attached homes orbit Melrose Tarnsfield Park in the center of the neighborhood. Most of these builds date to the 1980s and sell between $195,000 and $355,000. The market is highly competitive, and homes sell within around two weeks on average. Tarnsfield gets a CAP Index crime score of 2 out of 10, which is well below the national average of 4.

Westampton Township Schools and Rancocas Valley Regional High

The Westampton Township Schools district serve children from kindergarten through eighth grade. Niche awards the district an overall B-minus. Holly Hills Elementary and Westampton Middle both receive B-minuses, while Westampton Intermediate is unrated. Students then move up to Rancocas Valley Regional High. The A-minus-rated school offers several dual enrollment programs with Rowan College at Burlington County, which has a campus in downtown Mount Holly, and other higher education institutions. In 2022, a nearly $22 million bond renovated the school’s campus.

Melrose Tarnsfield Park is the neighborhood green space

Melrose Tarnsfield Park sits near the center of the neighborhood. A grassy field dotted with trees surrounds a playground for young children and smaller tikes. Parking is available off Churchill Street. Eight miles of hiking and biking trails weave through the woods and wetlands of Rancocas State Park just south of Tarnsfield. Additional trails meander through Long Bridge Park. The members-only Deerwood Country Club offers a par-70, traditional links-style golf course and a five-lane pool, plus a clubhouse with a pub and dining room. Historic Smithville Park wraps around a lake and the Smithville Mansion, the ornate former dwelling of a prominent industrialist. Walking down the park’s trails and floating bridge, visitors can expect to encounter a variety of fauna from egrets to great blue herons.

Close to downtown Mount Holly eateries and big-box stores

Fair Ground Plaza just east of the neighborhood has several stores including Acme Markets and Dollar General. Several restaurants sit off Burlington-Mount Holly and Woodland Roads. Westampton Family Diner is a nostalgically decorated eatery known for their American fare, while Marblehead Chowder Houser serves seafood. Boutiques and restaurants fill downtown Mount Holly from the frankly named The Local Eatery & Pub to Deb’s Jamaican Pot. Larger stores including Lowe’s Home Improvement and Aldi are 3 miles south of Tarnsfield.

The Mount Holly Pumpkin Festival

The Fire & Ice Festival takes its name from its two main attractions: an ice sculpting show and a chili cook-off. The event takes place in downtown Mount Holly near the close of January. The Mount Holly Pumpkin Festival has been a town tradition since the early 2000s. Residents come together to create jack-o-lanterns and display them on the lawn of Rich Denisar, a.k.a. “Mr. Pumpkin.” Mr. Pumpkin has also been known to drive neighborhood children through the streets on his custom-made train.

Easy access to the New Jersey Turnpike

All residents are within 4 miles of Interstate 295 and the New Jersey Turnpike, which is partially concurrent with Interstate 95. Downtown Philadelphia and Philadelphia International Airport are about 30 miles west. NJ Transit buses serve downtown Mount Holly, with route 417 running to downtown Philly. BurLink buses take commuters to destinations in the Burlington County including Riverside and Pemberton Township. Virtua Mount Holly Hospital is less than a 3-mile drive south.
