An independent English-inspired village in Wichita
In the early twentieth century, British architect Burdon Hunter visited the land now known as Eastborough and imagined a traditional English village amidst a Kansas prairie. He decided to draw up this plan and pattern the streets after the neighborhoods of his native land. From there, developers built out the 215-acre lot with winding drives, sprawling lawns, parks and a lake and began selling homes. Quickly, the residents of this new neighborhood wanted to establish their own government, and by 1937, Eastborough had achieved city status. Today, it’s a two-square-mile small town with 21 streets. It’s a family-oriented community, often attracting younger couples and families and having many second- and third-generation residents who choose to raise their own families in the neighborhood. Residents find luxury in self-sovereignty through having their own government and police system, with many believing that these systems create the conditions to make the neighborhood so suited to raising a family. “The entire city has strictly enforced 20 miles per hour speed limit,” says Realtor Jack Silvers, a Wichita native who’s been a Realtor since 1980. “I have actually shown houses here, and the cops will show up just because they don’t recognize my car; that’s how attentive they are.”

Eastborough estates exude refinement and luxury
Eastborough is home to some of Wichita’s finest — and most expensive — real estate. Stately Tudors, colonial revival mansions and French-inspired estates line the neatly manicured streets, providing the community with a feeling of refinement and luxury. Homes sit back on large lots, with long, sweeping driveways welcoming visitors. “It’s a big deal to live here,” says Silvers. “And the houses typically have over four bedrooms, so you’re paying for the area and house size.” Interiors are typically fully updated, and many have additional amenities like courtyards and pools. Prices here vary: the median list price is about $520,000, but prices tend to fall between $300,000 and $600,000. Buyers can typically find a ranch-style home for under $500,000, but for the neighborhood’s larger estates, they should expect to pay upwards of that. On the upper end, a recently renovated four-bedroom home on a large lot can cost up to $1 million.

Wichita Public Schools USD259, plus Christian and Montessori options
Eastborough students attend Wichita Public Schools USD259, starting with Price-Harris Communications Magnet Elementary School, which received a C-plus on the educational review site, Niche. Then, they continue to Coleman Environmental Magnet Middle School, which received a C, and graduate from Wichita East High School, which received a B-plus. Wichita East High School offers pre-IB courses for ninth and 10th-grade students and an IB Program beginning in 11th grade. Parents also have the option to send their children to the nearby Classical School of Wichita, a private Christian school that serves students in kindergarten through 12th grade and received an A-minus on Niche, or Wichita Montessori School, which enrolls children ages three through 11 and has not been rated on Niche.
After elementary, kids can attend Coleman Environmental Magnet Middle School.
Students in the area may attend Minneha Core Knowledge Elementary School.

A quiet urban oasis in Eastborough Park
Eastborough Park is the neighborhood’s primary public green space, a shaded park with a playground and scenic pond area. Residents say it’s clean and well-maintained and enjoy stopping by for picnics and strolls and saying hi to the pond’s ducks. The fall colors reflect beautifully off the park’s pond in the autumn months, and in the spring, the gardens are greeted by butterflies and blooming flowers.

Shopping at Town East Square and dining at local eateries
“The city prides itself in being strictly residential, but it’s also surrounded by plenty of shopping and eating options,” says Silvers. Just outside the neighborhood, Town East Square is the largest retail shopping destination in central Kansas with over 90 popular retailers, including Dillard’s, Von Maur and JCPenney, in addition to dining options like Old Chicago Pizza & Taproom, BJ’s Restaurant & Brewhouse and Hook & Reel. Residents also enjoy nearby local restaurants, like Sapporo, a sushi spot; Walt’s, a laidback bar and grill; and Yokohama Ramen Izakaya, which serves ramen and other Japanese eats. Residents shop at Dillons Marketplace on Central Avenue or ALDI on Kellogg Drive for groceries.

Accessing hospitals, the airport and downtown Wichita
Eastborough is four miles east of downtown Wichita, and residents can take East Douglas Avenue or U.S. Route 400 to get there. Alternatively, the bus line down Central Avenue stops on Woodlawn Boulevard, which residents can also take to get downtown. The closest hospital to Eastborough is Ascension Via Christi St. Joseph, three miles away, and the nearest airport is Wichita Dwight D. Eisenhower National Airport, which is 10 miles away.
Annual events in Wichita
Wichita celebrates a variety of annual events, like Wichita Riverfest each summer, where residents enjoy live music, a parade and fireworks; the Wagonmasters Downtown Chili Cookoff each September, where over 70 teams of chili makers compete in downtown Wichita; and the Wichita Jazz Festival, an ongoing tradition since 1972.
