Rapidly growing suburban community in the Inland Empire
Around 14 miles west of Riverside, Eastvale is a flourishing suburban community with ample parks, single-family homes and award-winning schools. Incorporated in 2010, Eastvale's population has grown over 30% to 70,000 people between 2010 and 2023, attracting many with its family-friendly amenities, convenient commutes to Los Angeles County and one of the largest Amazon distribution facilities in the world. Although a new city, residents enjoy a strong sense of community with events celebrating the city’s diverse Hispanic and Asian cultures. “Everything is new, clean, and spacious,” says Andrea Hove, an Eastvale resident of 20 years and a local realtor at Realty ONE Group West. “There is a real sense of community, it’s such a great place to raise a family.”

Ample parks, riverwalks and an incoming open space
Eastvale has over 18 parks, trails and sports facilities across 13 square miles. “You can walk out of your garage and pick which park you want to go to,” Hove says. “You have so many options to choose from.” Spanning over 46 acres, Eastvale Community Park is the largest and features soccer pitches and open fields for community events. Riverwalk Park has frisbee golf courses and horse corrals on the Santa Ana River and connects to the 60-mile-long Santa Ana River trail. The City of Eastvale also plans to establish an open space named Grand Park as part of its 2040 General Plan; the project will bring 325 acres of open fields, woodlands, native gardens and playgrounds to the city.

As of late 2024, Eastvale's median housing price is roughly $930,000, compared to the national median of $406,000 and the California median of $890,000. Most homes are single-family, with many built in the 2000s and 2010s in subdevelopments like Foxborough and Eastvale Square. Common styles include New Traditional and Spanish Revival, both of which heavily feature stucco in their designs. Prices for both styles typically range between $650,000 and $1.1 million, with larger, newer homes fetching higher prices.

Growing commercial centers along Hamner Avenue
Although most of Eastvale is residential, there is some commercial activity along the Hamner Avenue corridor. Shopping malls like the Eastvale Gateway and the Station at Eastvale are home to large chain restaurants, retailers and grocery stores. The City of Eastvale also plans to develop a downtown area along Hamner Avenue in the coming years. The project will bring commercial development, a new city hall, an open plaza area and a civic center that’s expected to be completed by 2027.

Multicultural events throughout the year
Eastvale hosts a series of multicultural events throughout the year that celebrate the city’s diversity. The annual Eastvale Lantern Festival in February commemorates the Lunar New Year and is the largest festival in the Asian community. Every May, the Eastvale International Food Festival draws in tens of thousands to enjoy cuisines from around the world. In November, the Diwali Festival invites locals to enjoy delicious Indian food, beautiful lights and dance performances.
Convenient commutes, heavy air pollution
The main thoroughfares in Eastvale are Interstate 15, which borders the eastern edge of the city and California Route 91, further south. These routes offer convenient commutes to Riverside, 15 miles east. Interstate 15 also connects to Interstate 10 less than a mile north of the city, and from there, it’s 42 miles west to Los Angeles. The Corona Regional Medical Center, 7 miles south, is the closest hospital, and Ontario International Airport is 8 miles north. Due to high traffic and freight activity in the area, Riverside County experiences significant air pollution. In 2024, the American Lung Association ranked Riverside County as having the second worst ozone pollution in the county.
Relatively low crime rates
According to FBI data from 2023, Eastvale’s property crime rate was 18 reported incidents per 1,000 people, on par with the national rate and lower than the California rate. In the same year, Eastvale’s violent crime rate was 1 reported incident per 1,000 people, lower than the national and California rates. The City of Eastvale relies on the Riverside County Sheriff’s Department for law enforcement services, but it has plans to build its own police station as part of its 2040 General Plan.
