Quiet, agrarian lifestyle with proximity to Buffalo
The town of Eden takes so much pride in its farming heritage that the junior-senior high school hosts an annual “Drive Your Tractor to School Day.” Located less than 20 miles south of Buffalo via US-62, the 8,000 people who call Eden home relish the slower-paced agrarian lifestyle, knowing their neighbors and the ability to work or play in Buffalo. “I’ve lived here my whole life. I love the hometown-friendly atmosphere. It’s a nice, quiet, safe, close-knit town,” says Melissa Wiedner, a licensed real estate salesperson with HUNT Real Estate. “We have large vegetable farms and dairy farms but not everyone is a farmer. It’s great to live in the country but work in the city. You can get to Buffalo in less than half an hour.”
Historic homes, farmhouses and Colonial Revivals
Eden was founded in 1812 and some historic houses from that time remain. Those looking to move here will discover homes built anywhere from the mid-1800s to the modern day. They come in a range of styles, including farmhouses, Colonial Revivals, Cape Cods and ranch homes. Properties can be found resting along sidewalk-lined streets with compact manicured lots or on multiple acres adorned by mature elm and maple trees that are common to the area.
The average list price hovers around $280,000. A cozy 1,000-square-foot cottage sells in the low-$200,000s, while a more spacious 1,500-square-foot home on over four acres runs in the mid-$300,000s. “Our inventory is very low, so homes are selling quickly here,” Weidner says. “If priced right, homes here sell within one to two weeks.”
