Relaxed Edmond, Oklahoma neighborhood
Some say coffee is a good analogy for life, and life is too short for sub-par quality. While you won’t find coffee in the Deep Fork River running through Coffee Creek, you will come to discover one of Edmond’s most popular neighborhoods. “It’s a great neighborhood, and perfect for people in any stage of life,” says Krista Lusey, a Realtor with Modern Abode Realty. The master-planned community offers such a wide variety of housing options that it's possible for residents to move in and never leave. “You can literally move into your first apartment here, then buy your first home, move to a medium-income home, upgrade to a higher-income home, and then retire to an assisted living facility here,” Lusey says. “Coffee Creek is so popular, many people do just that.”
Traditional style homes at varying price points
Many of the Traditional-style homes here were built between the early ‘90s and mid-2010s. The neighborhood consists of several smaller subdivisions, all with a unique atmosphere. “Each section of Coffee Creek fits into about a square mile, and they’re all distinct,” says Lusey, adding: “Each one has a different price point, so you can really choose the one that suits where you are at this point in your life.” Coffee Creek home prices range from $200,000 to $800,000, some even selling for over $1 million. Lusey explains that homes here increase in value with square footage. “Most homes are between three or four bedrooms, but they start at about 1,500 square feet and go up to over 3,000 square feet, depending on which section of the neighborhood you’re in. So even though the number of bedrooms might be the same, you’re getting more house in the higher-end area,” she says. A 1,600-square-foot, three-bedroom Traditional-style home with a log-burning fireplace surrounded by original built-ins, hardwood floors and an attached two-car garage is typically listed for around the $260,000 mark. A home with similar features, but with double the square footage and more land, is usually listed for closer to the $590,000 mark. “And the whole community was planned to have these separate sections, so you’re not going to find a 1,500-square-foot home next to a 3,000-square-foot home. It gives Coffee Creek a real sense of cohesiveness despite the different sections,” Lusey adds.

Edmond Public Schools
Coffee Creek students attend schools in the highly rated Edmond Public Schools system. Heritage, Cross Timbers and Centennial Elementaries, and Cheyenne Middle School are all within two miles of most homes right in the neighborhood. The pockets of green space, ponds and trails throughout Coffee Creek lend themselves to the neighborhood’s cohesion as well. Mitch Park, at the neighborhood’s southwestern corner, is just a short stroll down the trails. The sprawling park’s playgrounds, amphitheater, skate park, walking trails and a disc golf course are all less than a mile from most homes in Coffee Creek. Mitch Park YMCA is only a stone’s throw away and features “the whole works” with indoor swimming with a waterslide, and a plethora of youth sports and training programs to help residents stay fit and active.

Neighborhood Favorites
For their groceries, many residents visit Uptown Grocery Co. off Covell Road across from the park. “A lot of people go there not just because it’s the closest place for groceries, but also because it’s more upscale,” says Lusey, noting that the deli counter has a fun variety of “specialty items, great for entertaining and making charcuterie boards.” While it's nestled in the northern part of the city, Coffee Creek is no longer on the outskirts. “There are all kinds of restaurants and shops that have just been built within a mile of Coffee Creek, the area has really been built up a lot recently,” Lusey notes, adding: “Twenty years ago it was the edge of town, but the city has grown so far past it that now you could almost call it central Edmond.” From the business and medical office parks to the shopping centers clustered along Kelly Avenue, Covell Road and North Broadway, residents have easy access to a plethora of goods and services. Smitty’s Garage Burgers and Beer is a neighborhood staple on Edmond’s north side, where many Coffee Creek residents can go enjoy great food and camaraderie.
