Mountain View has an affordable lifestyle in El Monte
The primary draw of Mountain View is its prices, allowing first-time buyers and those looking for budget-friendly options to settle in Greater LA. “The affordability is popular there; you get more for your money,” says broker associate Margaret Garemore, who works with Seven Gables Real Estate and has over 25 years of experience in the region. The area's median listing price is $700,000, compared to the wider city of El Monte's median of $750,000. To the naked eye, the community may look like any suburb developed in midcentury America; however it has a wide spectrum of housing available, from manufactured homes to four-bedroom contemporary homes. Valley Boulevard runs through it, which is famous throughout Los Angeles for authentic Asian and Hispanic restaurants that reflect the area’s diversity.
Retail and restaurants on Valley Boulevard and at Five Points Plaza Shopping Center
Running through the north side of Mountain View, Valley Boulevard provides an eclectic array of locally owned restaurants, including the authentic Mexican spot La Blanquita Restaurant & Bakery, a market that serves classic dishes from tamales to pan dulce. More eateries range from the casual Vietnamese stop BMC Pho to the laidback pupusa specialist Los Planes De Renderos. The centrally located thoroughfare Durfee Avenue also has local restaurants, including the relaxed seafood spot Las Islas Marias 4 and Queen’s Donuts, which has quick breakfast options. Five Points Plaza Shopping Center is a large strip mall on the neighborhood’s north side, with everything residents need for a convenient lifestyle, including a CVS Pharmacy and Food 4 Less. Ranch-style, contemporary and manufactured homes in Mountain View
The neighborhood was widely developed through the 1940s and 1950s, making it suburban yet semiwalkable, with a community park and an elementary school at its center. The residential streets have single-family homes on lots with enough room for garden beds, sometimes landscaped with palm trees and fencing. The neighborhood lives up to its name and offers peekaboo views of the San Gabriel Mountains. Much of the architecture consists of ranch-style homes, with driveways and attached garages, ranging from $600,000 to $950,000. There are townhouses throughout the area priced similarly. Contemporary homes are also sprinkled throughout the neighborhood and range from $750,000 to $1.1 million. On Mountain View’s south side, Brookside Country Club Manufactured Home Community offers a communal pool and dog park. Manufactured homes here range from $100,000 to $200,000. With the neighborhood’s median sales price of $700,000, prospective buyers should keep an eye on the market. “I think it moves quickly. Everything in SoCal moves quickly, but the area is a nice option,” Garemore says. On average, homes in Mountain View spend 32 days on the market, compared to the national average of 47 days.
Outdoor recreation, from Mountain View Park to Whittier Narrows Recreation Area
Mountain View Park, located in the middle of the neighborhood, is a popular recreation space, with about 10 acres of activities. It offers sports facilities, including a ballfield, a soccer field and basketball courts. Many visitors also enjoy walking paths and a playground with a swingset. Bordering the community to the southeast, the San Gabriel River Trail provides a multiuse paved path for jogging and biking along views of the waterway. The trail can take residents to Whittier Narrows Recreation Area, located a couple of miles west of Mountain View. It has ponds ideal for fishing and birding, plus a disc golf course.
Parkview Elementary and Mountain View High
While school districting depends on location in Mountain View, many kids go to Parkview Elementary School in the heart of the neighborhood. Serving kindergarten through eighth grade, Parkview has a C rating on Niche. Mountain View High School earns a B-minus and is on the east side of Mountain View. It offers a program that teaches students how to create podcasts and other digital content.
A 15-mile drive to LA and more logistics
Downtown Los Angeles is about 15 miles away via Interstate 10. El Monte Metrolink Station and El Monte Transit Center are only 2 miles away for light rail and bus rides. The city of El Monte’s major employers include the El Monte City Elementary School District and the Southern California Medical Center El Monte. Hollywood Burbank Airport, which has commercial flights, is about 25 miles away.
