El Sobrante Manor’s wide streetscapes feature an array of housing, from well-kept homes built in the 1940s to more contemporary homes in HOA-run communities. Midcentury home styles from the 1960s and custom, contemporary-style properties built in the 1970s are the most common housing styles. “There’s something for everyone,” Dobrinich says. “You’ve got starter homes for first-time buyers and larger homes for people looking to grow a family. There are a lot of options, and the pricing is more reasonable than a lot of other places in the Bay Area.” Prices range from about $600,000 to $800,000 for a two to three-bedroom home and around $800,000 to $1.1 million for a larger, three to four-bedroom house.Public schools with career prep programs
Students may attend Stewart Elementary School, which gets a C-plus rating from Niche and serves kindergarten through 8th grade. Upper-level school options include the B-minus-rated De Anza Senior High School, which serves 9th through 12th grade and is known for its strong college and career preparatory programs. Most options for outdoor recreation are just outside of the neighborhood. Pinole Valley Park sits on the border of El Sobrante Manor and is a wooded creekside park with a skateboarding area, dog park and a playground. There are also walking trails, a baseball diamond, play structures and green spaces. The neighborhood is also close to the Sobrante Ridge Regional Preserve, a scenic hiking trail known as a popular birdwatching destination. Hilltop Lake Park, a waterfront green space about two miles west of the community in neighboring Hilltop Village, offers fishing and walkable trails amid a rare stretch of relatively untouched habitat. “Where El Sobrante is situated, you have regional parks all around,” says Dobrinich. “You also go directly west, and you’re at the San Francisco Bay. And there’s San Pablo Reservoir nearby, where you can go hiking, boating and fishing. El Sobrante Manor is primarily residential, but it does have its own shopping and dining offerings. Most retail and dining are concentrated along the Fitzgerald Road corridor, including the Pinole Vista Crossing shopping center. It features a Target, FoodMaxx for groceries and other big box stores like T.J. Maxx, Michaels and Home Goods. There are also popular chain eateries, including Round Table Pizza. More grocery options can be found at the Pinole Vista Shopping Center, along with eateries like The Original Mels Diner, which serves classic American eats. Residents can enjoy community events throughout El Sobrante, including the city’s annual Hometown Holiday Faire, which features a local craft market and photo ops with Santa. One of the biggest events of the year is the annual El Sobrante Stroll, which takes place in September. This event has been happening for almost 30 years and includes local food and shopping vendors, live musical performances and children’s activities. Right in the neighborhood is the Nichiren Shoshu Myoshinji Temple, where the community comes together to practice Buddhism and attend events.Next to Interstate 80 and multiple bus stops
El Sobrante Manor is bordered on the west by Interstate 80. It connects directly to Oakland, about 10 miles away, and then leads across the bridge over the bay to San Francisco. The Richmond Parkway Transit Center is less than a mile south, with multiple bus options for getting around the city and beyond. “You’re also fairly close to the BART station in Richmond,” says Dobrinich. “So whether you want to drive or take public transportation, you have access to the major employment hubs in the Bay Area, and that’s another factor in what makes the area attractive.”
