Walkable northeast Elgin neighborhood with loyal residents
With highway access and a family-friendly atmosphere, Cobblers Crossing is a sought-after area to settle down on the outskirts of Chicago. This northeast Elgin neighborhood was built in the '90s, and many of its original residents still live there today, loyal to their walkable subdivision with sidewalks, ponds and lakes. Neighborhood pride is apparent in the mowed lawns and manicured landscaping. "Once they move there, they don't move out," says Lisa Ellis, Realtor and team leader with Exp Realty. "When a house comes up for sale, it's very sought-after because it's in a nice, family-friendly neighborhood." A lower-than-average CAP Index crime score of 3 out of 10 is one piece of that friendly atmosphere. Chicago commuters can easily hop on Interstate 90 for a 39-mile trip into the city.
New Traditional homes with various looks
This is a low-traffic area where winding streets branch off into cul-de-sacs. Most homes were built between 1990 and 2000, with two-car garages and brick and vinyl exteriors. There are a variety of New Traditional looks, including modern Colonial and ranch styles. Many have updated interiors with granite kitchen countertops and stainless steel appliances. "There is a nice combination of all different kinds of homes," Ellis says. "It's not a cookie-cutter area." Properties are rarely on the market, but they can sell for between $375,000 and $467,000. Two-bedroom townhouses spread across the neighborhood's south side, and range between between $212,000 and $310,000.

Fishing and relaxing at Cobblers Crossing Lake
Cobblers Crossing was planned with outdoor space in mind. It's a highly walkable area with sidewalks lining every street. On the walk, residents can rest at one of the neighborhood water features. Cobblers Crossing Lake allows catch-and-release fishing for residents only. The Hoffman Estates Park District and the city of Elgin oversee nearby parks. Just east, Canterbury Park Place contains a playground, baseball diamond and dog park. Canterbury Fields Park has cricket grounds and a soccer field where local leagues play. Lords Park is one of Elgin's most popular green spaces, featuring a zoo, a public museum and a historic pavilion overlooking a duck pond. The 108-space features a rolling, wooded landscape with mature hickory and oak trees.

Elgin High earns an International Baccalaureate accreditation
The Elgin Area School District assigns Cobblers Crossing students to one K-12 pipeline. Lincoln Elementary School welcomes younger pupils and earns a B-minus from Niche. Kids can then transition to Larsen Middle School, which earns a C-plus. Elgin High School earns a B-minus. In 2023, the high school earned an International Baccalaureate accreditation, allowing students to earn early college credits. Freshmen and sophomores can take honors-level Advanced Placement classes before transitioning into the IB program in their junior and senior years.

Creole staples and karaoke at Elgin Public House
Strip malls host shops, restaurants and services on Summit Street, bordering the neighborhood's south side. Cobbler Crossing Shopping Center has a Jewel-Osco grocery store, a tire shop, a dentist, a beauty supply store and chain restaurants such as Chicago Pizza Authority. Aldi and Elgin Fresh Market are two additional grocery options nearby. Three miles away, downtown Elgin has a trendy commercial district. Elgin Public House serves burgers, sandwiches, salads and Creole specialties such as jambalaya pasta. It hosts late-night karaoke on Fridays. Live performances at Hemmens Cultural Center
Downtown Elgin has a long history as an arts and entertainment hub. Big names such as B.B. King, Garrison Keillor and Bob Newhart have graced the stage at the Hemmens Cultural Center since it opened in 1969. The 1,200 theater hosts dance, comedy, vocal and symphony performances today. "People go there all the time for live shows," says Bob Wisdom, a Realtor with Re/Max Horizon who has been selling homes in Elgin for the past 26 years. Elgin hosts over 20 annual special events, including Elgin Pride in June. Locals celebrate the arts at the Elgin Short Film Festival and the Elgin Fringe Festival. When the weather gets warmer, they head outdoors for summer movies and concerts in the park.

Milwaukee District West train goes to Chicago
Highway access helps with Chicago commutes. Interstate 90 borders the neighborhood's north side and leads to the city 39 miles southeast. Rush hour traffic can make the trip much longer. There are also several public transportation options. The number 541 bus leads to Elgin's downtown transportation center. From there, the Milwaukee District West train departs for Chicago. The trip takes about two hours. The interstate also connects to hospitals and airports. Chicago O'Hare, one of the busiest airports in the world, is about 25 miles southeast. It's a central hub for United Airlines and American Airlines. Advocate Sherman Hospital has Level II trauma center 8 miles west.
Harsh winters with possible blizzards
Elgin is subject to harsh winters with freezing, snowy and icy weather, including blizzards. Illinois averages around five severe winter storms per year between November and April. These storms can cause blocked roadways and downed power lines. The city recommends preparing by stocking emergency supplies and insulating walls and attics.
