North East Elk Grove blends suburban and rural living south of Sacramento
North East Elk Grove is a sprawling exurban community located just south of Sacramento. It has everything from cookie-cutter suburbs to large rural properties that run up against the edge of California wine country. Residents benefit from nearby shopping and dining, a highly rated school district and easy access to parks, wineries and vineyards. “The weather is great here, and people love being out and walking around. The way our boulevards were designed, they all have beautiful walkways and trees,” says Realtor Traci Petersen of Coldwell Banker Realty, a longtime Elk Grove resident. Once a small farming town, Elk Grove is one of the fastest growing and most diverse cities in California. Its population has ballooned over the last 30 years, expanding from 17,000 residents in 1990 to more than 170,000 in 2020. “During COVID, we had a lot of people moving here from the Bay Area because they didn’t have to go into the office. That slowed down in the last few years, but a lot of people have stuck around,” Petersen says.

Prospective homebuyers will find everything from suburban homes to rural farm properties
Most homes on the west side of the neighborhood were built in the last 30 years. Spacious, contemporary designs are common here, and many have Mediterranean Revival flourishes such as red-tiled rooftops, stucco walls and arched entrances. These homes are typically within planned subdivisions with well-maintained sidewalks, tree-lined streets and landscaped front lawns. As the streets extend east, rural properties and homes on large lots become more prominent. “Larger lots are getting harder and harder to find, but you’ll still see some bigger properties and even some horse farms,” Petersen says. Prices range from as low as $400,000 for smaller homes to as much as $1.4 million for a rural estate. About three-quarters of the community’s residents are homeowners.

Highly rated schools in the Elk Grove Unified School District
The neighborhood has seven elementary schools — Ellen Feickert Elementary, Roy Herburger Elementary, Raymond Case Elementary, Arthur C. Butler Elementary, Elk Grove Elementary, Edna Batey Elementary and Pleasant Grove Elementary. All of them hold either an A or A-minus rating from Niche. Students on the west side of the neighborhood are zoned for A-rated Katherine L. Albiani Middle School and A-minus-rated Elk Grove High, while those in the east go to A-minus-rated Joseph Kerr Middle and A-rated Pleasant Grove High. Niche ranks Pleasant Grove High among the top 200 public high schools in California. Its graduation rate was just over 97% in 2024, well above the statewide average.

Community parks, local trails and a rural equestrian center
There are more than a dozen community parks in North East Elk Grove. Among the largest is Jeanne and Jerry Strong Park, which features a baseball diamond, playground and basketball court, all surrounded by grassy meadows and stands of trees. The park is an access point for the Black Swan Trail, a short loop that winds through a lush wetland habitat. Horseback riders will find plenty to like about Brookside Equestrian Park, located in the neighborhood’s eastern outskirts. The park offers horse shows, riding lessons and events throughout the year. After a day of riding, equestrian enthusiasts can stop off for a drink at Bradley Ranch Winery and Brewery next door.

There’s plenty of shopping and dining in the area
Several shopping plazas provide access to restaurants and groceries. At the corner of Calvine Road and Elk Grove Florin Road, locals can stop off at Bel Air for groceries, pick up fast food at Panda Express or sit down for dinner at one of its many local restaurants. Ramen Q offers healthy portions of Hawaiian barbecue, while those in the mood for Southeast Asian might consider Simply Thai. There are also several specialty markets here, including Island Pacific Supermarket for Filipino flavors and Punjabi Bazaar for Indian goods.

Getting around Elk Grove and Sacramento via the 99
State Route 99 runs north to south along the neighborhood’s western edge, easing commute times for local travelers. While residential streets are typically walkable, most residents will need a car to get around. It’s about 15 miles to downtown Sacramento, a major employment center home to both the California State Capitol building and the Golden 1 Center basketball arena. "It's a great location. You can get downtown in about 20 minutes," Petersen says. The Sacramento Regional Transit District operates several bus lines that run through North East Elk Grove. Kaiser Permanente South Sacramento Medical Center, the nearest major hospital, is about 6 miles away.
