Parkway offers suburban living between Sacramento and Elk Grove

Parkway is a suburban community at the southern edge of Sacramento, California’s capital city. It’s mostly residential, but has several local parks, a recreation center and a few shopping plazas. It sits just north of Elk Grove, a fast-growing suburban city. “Parkway’s main appeal is that it’s affordable. You’re getting more for your money here than if you lived in either Sacramento or Elk Grove, but you’re still within commuting distance,” says Realtor Tony Nguyen of LPT Realty, who has been working in and around Sacramento for nearly 10 years. Residents are also conveniently located near a major hospital and a commuter highway, Nguyen says.

Homes, condos and manufactured homes are well below the city’s median price

Most of Parkway’s homes date back to the 1960s, '70s and '80s. Homebuyers will find everything from spacious Traditional homes to split-level and ranch-style houses. Its flat, suburban streets are lined with small, landscaped front yards, sidewalks and leafy trees. Prices typically range from $350,000 to $500,000, often putting homes well below Sacramento’s median sale price of about $490,000. Southwind Mobile Estates and South Gate Mobile Estates offer a more affordable option, with manufactured homes selling for $100,000 to $200,000. A handful of apartments and condos are also available in the area. Just over half of the residents of Parkway are renters. “It’s a mixed bag, but there are plenty of nice single-family homes that get a good price,” Nguyen says.

Community parks and a recreation center are close to home

There are several community parks dotting Parkway’s quiet streetscape. Pollack Ranch Park offers a playground, picnic tables and shady stands of trees, while Mack School Park hosts Little League baseball games. During the summertime, locals can cool off at Parkway Swimming Club, a long-running club that offers private swimming lessons. The Florin Creek Recreation Center is nearby and has an indoor amphitheater for local events, a playground and walking paths. Avid golfers can tee up at the Bing Maloney Golf Course, a public course located a few miles away.

Public schools with average ratings and college support programs

Students can begin their education at Parkway Elementary School, which serves kindergarten through sixth grade and has a C rating from Niche. The next step is Fern Bacon Middle School, which gets a C-plus rating, followed by Luther Burbank High School, which gets a B-minus. The high school has a partnership with the University of California, Davis, that assists low-income students and students whose parents did not attend college with their post-graduation plans.

Residents can swing by local shopping plazas or make the trek to Sacramento

Parkway has several shopping plazas within its bounds. Southgate Plaza, situated on Florin Road, offers a 99 Ranch Market for groceries and a selection of chain restaurants. Stagecoach Restaurant, located right across the street, is a Southern breakfast joint that has been serving down-home American cuisine for over 40 years. Specialty markets are also available in Parkway, including Shun Fat Supermarket for Asian goods and Carniceria Mis Amigos for Central American items. Big-box stores like Costco and Walmart are just a few miles away. For everything else, residents can make the trek to Downtown Sacramento 's high-end restaurants, street eateries, shops and nightlife.

Getting around the Sacramento suburbs

On-ramps to state Route 99 are within a mile for most residents, easing commute times for people who need to get into the city. It’s 7 miles to downtown Sacramento, 8 miles to Elk Grove and 19 miles to Sacramento International Airport. Those who need public transportation will find bus stops along Florin Road, Mack Road and Franklin Boulevard. Kaiser Permanente South Sacramento Medical Center is just south of Parkway.
