A quiet residential enclave known for its schools
Situated between Lake Erie to the north and the Allegheny National Forest to the south, Jamestown West, sometimes called West Ellicott by locals, offers a mix of rural and suburban living along the shores of Chautauqua Lake. “The community is a part of the Town of Ellicott, so some people call it that because it's west of Jamestown,” says Rick McMahon, associate broker and partner at Real Estate Advantage, who has over 30 years of experience selling homes in Chautauqua County. Residential streets, the highly rated Southwestern Central School District campus and major chains like Wegmans and Target are clustered on the north side of the community. Farther south, spacious homes on roomy lots are scattered between woodlands and farmland, offering a more secluded, rural lifestyle just down the road. “Jamestown West is located in one of the better school districts in the area,” McMahon says. “So, the schools and convenience to amenities are the largest draws for homebuyers.”

B-rated schools in Jamestown West
Students are served by Southwestern Central School District, which scores a B rating on Niche. The district also earned the title of the No. 3 best district in Chautauqua County from Niche. “Southwestern Central has consistently been named one of the best districts in the county for years,” McMahon says. Kindergarteners through fifth graders may attend Southwestern Elementary School, which scores a B-minus. Sixth through eighth graders may attend the B-rated Southwestern Middle School, and Southwestern High School garners a B-plus. In recent years, the district has implemented the Little Buddies, Big Bonds program. High school seniors are paired with kindergarten or first-grade students. Through periodic visits during the school year, these relationships aim to foster meaningful connections and enhance reading comprehension among the community’s youngest learners.
Year-round recreation in Western NY
Along the banks of Chautauqua Lake, Lakewood Community Park is the closest park to Jamestown West and features a boat dock and launch, a covered pavilion with picnic tables and a dog park for furry friends. About 1 mile west of Lakewood, Lucille Ball Memorial Park is another waterfront green space with sports courts, a playground and public boat launches. Green lawns with wooden benches border an accessible boardwalk that weaves along the lakefront and leads to the small Celoron Lighthouse. In homage to its namesake, two Lucille Ball statues commemorate the “I Love Lucy” star’s accomplishments and hometown. A small marina sits adjacent to the park, offering year-round storage, winterization services and more. Sailboat and kayak rentals are also available here.
Bergman Park is another popular green space with multiple baseball fields, a basketball court, cycling trails and a large playground. An 18-hole disc golf course is free and open for local leagues and tournaments. However, Bergman may best be known for its annual Labor Day Celebration. Festivities start with a 5K race, followed by an arts-and-crafts show, live music, food vendors and a fireworks display. The park also hosts the World Series of Wheels, which is recognized as one of the best car shows in the Northeast region. Some participants travel hundreds of miles to peruse up to 300 cars, ranging from motorcycles to sports cars and antique automobiles.
Although Chautauqua Lake is right up the road, Lake Erie’s expansive waters are about 25 miles away. “The Town of Westfield is the closest community to the lake,” McMahon says. “So, if you want to take your boat out on Lake Erie, you head there.”
As the seasons change, residents swap their boats and kayaks for skis and snowboards. With proximity to the Allegheny Mountains, where miles of hiking and peak fall foliage await. Four different ski resorts are 60 miles or less from the heart of the community. Peek n Peak Resort hugs the Pennsylvania border, approximately 30 miles west, and Holiday Valley Resort is about 40 miles east. Both resorts offer year-round recreation with ski slopes, a golf course and more.

20th and 21st-century homes
Schools may be a large draw to the community, but so is affordability, and not just when it comes to homes. “Jamestown West has the best of both worlds,” McMahon says. “You get Jamestown City electric, which is slightly cheaper, and you have Ellicott taxes, which are also less expensive.” Most properties in Jamestown West consist of modest 20th-century colonial- and ranch-style homes priced from under $100,000 to $200,000. Larger Cape Cods, split-levels, bi-levels, cottages and Colonial Revivals can sell between the $200,000s to the $400,000s, depending on location, square footage and interior updates. Lakefront properties are priced slightly higher, selling into the upper $400,000s. Newer 21st-century designs are popping up, including contemporary Craftsman-style patio homes that range from the $300,000s to the $500,000s and spacious New Traditionals on roomy lots. Properties that need some TLC can sell for less than $100,000, while plots of land ready for development can range from $20,000 to $40,000. Jamestown West earns a CAP Index crime score of 3 out of 10, compared to the national average of 4.

Shopping and dining on Fairmount Avenue
Jamestown West is home to the metro area’s main commercial corridor, attracting shoppers from the city and nearby rural communities. National retailers like Wegmans, Aldi, Target and The Home Depot line Fairmount Avenue. Runnings sells everything from home improvement to farming supplies, including cowboy boots. Walmart Supercenter and the Chautauqua Mall are just down the road.
Fast-food chains, pizzerias and locally-owned restaurants are scattered along Fairmount. Johnny’s Lunch is one of the few local spots around and has served the community since 1936. This family-owned eatery is known for its American classics such as hot dogs, hamburgers and milkshakes. Patrons can order at the walk-up window or sit inside. A few miles away, La Cocina serves up Mexican cuisine in a lively, colorful atmosphere. Crowd favorites include sizzling fajitas, ice-cold margaritas and chorizo dip.
About 3 miles east, Downtown Jamestown's food scene includes eclectic vegetarian eats, casual Italian joints and high-end steakhouses like Landmark Restaurant and The Chop House on Main. Small boutiques and art galleries that cater to residents and visitors are scattered between major attractions like the Lucille Ball Desi Arnaz Museum, which dives into the lives and legacies of the “First Couple of Comedy.” Down the street, the National Comedy Center opened the same year as the Lucille Ball Desi Arnaz Museum and documents the history of comedy and the notable artists, writers and cartoonists who defined today’s industry.

Commutes on Interstate 90
Chautauqua County Transit provides public transit throughout the county, including its rural communities. The brown line runs through the community, stopping at significant employers in the area, like the Chautauqua Mall, and connects commuters to Jamestown, Lakewood, Panama and additional rural communities. However, many residents rely on personal vehicles to get around. New York State Route 394, also known as Fairmount Avenue, is the main thoroughfare through town, leading residents about 3 miles east to UPMC Chautauqua and Downtown Jamestown. Buffalo Niagara International Airport is about 77 miles away via New York State Route 60, while alternative routes include Interstate 86.
Travel into and out of Jamestown West is easy thanks to Interstate 90.
