Once simply a suburb seven miles south of Denver, Cushing Park is maturing into a destination all its own. "Englewood is more than just a business center or just a suburb,” says David Heine, Broker Associate with Keller Williams Realty and longtime resident of the area. “It may have been that in the past, but in recent years, it’s grown considerably and started to form its own kind of personality.” With an enviable location, Rocky Mountain views and a neighborly atmosphere Cushing Park offers a slice of city buzz without completely becoming a part of it.

A blend of modern townhouses and vintage single-family options
Townhouses and duplexes fill Cushing Park. These buildings typically reflect unique aesthetics, with some newer examples being decidedly modern and others featuring a more craftsman-style design. Though smaller examples are sometimes available at around $400,000, these homes usually range from $700,000 to just over $1 million. “It’s a mixed-use kind of community, so you see a lot of condos and apartments and places like that,” says Heine. “But Cushing Park is also a pretty historic single-family neighborhood too, so there’s a nice mix.” Single-family homes are more varied in design, though traditional cottages and bungalows are the most common. Despite being modestly sized, these homes still often feature garages, driveways and garden-style backyards. Other styles include ranch style and even a few single-story Tudor builds. Modern contemporary two-story homes round out the stock, often sharing the modern/craftsman touches in the neighborhood’s newer townhouses and duplexes. Single-family homes typically range from $475,000 to $950,000.

SOBO is home to a bevy of local favorites
While its location along South Broadway – or SOBO, as it’s known to locals – provides easy access to some of Denver’s most popular spots, the neighborhood has its own variety of unique local eateries and shops. “The part of South Broadway that runs along the neighborhood features local businesses almost exclusively,” says Heine. “That area continues to grow and become its own place, with its own nightlife, separate from Denver.” Residents can walk over to the Chop Shop Casual Urban Eatery for elevated takes on classic entrees, sandwiches, and craft cocktails. Kaladi Coffee Roasters and Trompeau Bakery provide tasty morning essentials, while Colore Italian Restaurant & Pizzeria serves upscale Italian-American cuisine. Englewood High prepares students for a future career that interests them
Bishop Elementary School, located within the neighborhood, earns a C from Niche. From there, students can move on to fellow-C-rated Englewood Middle School for seventh and eighth grade. Just as Cushing Park's location allows easy access to Denver, so too does it when people want to escape the city. “You have access to two awesome state parks nearby. Cherry Creek State Park is really close, and Roxborough State Park isn’t much farther out,” says Heine. “So you’re more or less in between two state parks, and you can take Hampden Avenue straight to the mountains – it’s a great spot for outdoor enthusiasts.” Closer to home the neighborhood’s namesake Cushing Park, which is on the western side of the neighborhood, was renovated in 2022 and features two pavilions, open fields and basketball/fitness courts – along with a locally renowned skate park. Nearby attractions include Pirate’s Cove Water Park and the Overland Golf Course, both of which are less than five miles from the neighborhood. The gothic Theatre, right next to the Neighborhood, is a revamped 1920s movie house that now hosts live music. Wellspring Church is located just south of Cushing Park.

Bike into Denver along the South Platte River Trail
“As far as commuting goes, it’s a great place to be,” says Heine. “You can even bike along with South Platte River Trail, which you can take directly from the neighborhood all the way up into downtown Denver.” Hampden and Santa Fe allow for straightforward commutes across the city and provide access to U.S. Highways 285 & 85, respectively. Residents can expect to make the seven-mile trek to Denver in about 20-30 minutes via car. The Englewood Trolley transports locals around town, and the Englewood station, which is about a 15-minute walk from the neighborhood, operates as a stop along the RTD light rail. Directly south of Cushing Park, the Medical District is home to the highly rated HCA HealthONE Swedish Medical Center and other medical facilities that serve as both health providers and major employment hubs in the area.
