A south Escondido blend of residential, recreation and retail
Spreading eastward from San Diego's 15 freeway in southern Escondido, Kit Carson offers access to all parts of the city while having its own recreation and shopping destinations. Known for offering homes closest to the nearly 300-acre Kit Carson Park, the neighborhood is also within biking or walking distance to the adjacent North County Mall. The community and park are named in honor of the renowned scout Kit Carson, who led Captain John C. Fremont on an expedition to map the Pacific Northwest. In the 1960s, the City of Escondido acquired the land to create Kit Carson Park — the largest of its kind in the city.

Kit Carson Park is an Escondido treasure drawing residents and visitors from all over the city to diverse outdoor and indoor recreation spaces. In addition to miles of hiking trails, three ponds and a 5-acre arboretum, park-goers can enjoy the Escondido Sports Center complex with a 22,000-square-foot skate park and multiple hockey and soccer arenas. Disc golf enthusiasts can buy or rent discs at the skate shop to practice their skills on a 17-hole course. Many consider the magnificent Queen Califia's Magical Circle the park's high point. This major art installation, created by French sculptor Niki de Saint Phalle, includes eight mammoth sculptures of mythical creatures drawn from Mexican, Native American and Colombian influences. A 400-foot wall of mosaic serpents in a rainbow of colors encircles the installation. In 2024, the playground at the south end of the park is undergoing a total revamp and will feature all-new play equipment.
The Vineyard at Escondido is a public 9- and 18-hole golf course nearby that curves around ponds with mountain scenery. Just a mile from the golf course, tree-lined Orfila Vineyards and Winery is drenched in San Pasqual Valley vistas. "We're a full-fledged winery with award-winning wines, offering adults-only tastings, bottle sales and live music on the weekends," says Eric Knooihuizen, Orfila's wine club director, noting that they recently added THe Hearth restaurant with a menu of elevated sandwiches and salads. "We've been part of the Escondido community since 1993, and our customers are salt of the earth. There's not a lot of pretense, just a shared love of the craft. We even have an all-ages park on the west end of the property where families can bring their own picnics."

Dine at Brigantine, shop North County Mall
The community is replete with suburban conveniences, so it's easy to run errands in nearby shopping plazas. Kathleen Robbins, Realtor with Re/Max Connections who's been selling homes since 1978, says, "I've lived in this area for 40 years, and you'll notice a small-town vibe here. You know all your neighbors, you can bike to the mall, and I walk every night. It's very safe and friendly." Locals grocery shop at Trader Joe's and Vons or dine on oysters and surf-and-turf at Brigantine. After dinner, Menchie's is a popular hangout for seasonal fro-yo flavors. Kit Carson is closer than much of the rest of Escondido to the bustling North County Mall, tucked in the apex of Via Rancho Parkway and Route 15, right by the park. At North County Mall, more than 150 options include anchors like Macy's and Target and brand retailers such as Vans, Loft and H&M. For family dinners or date nights, there's California Pizza Kitchen and the fancier Black Angus Steakhouse.

Condos from the $500,000s to custom builds for $1.5 million
Single-story condos and Mediterranean-style two-story townhouses built here in the late 1970s can start as low as $500,000 to around $550,000. Three-story townhomes in the new Eclipse community range from $750,000 to $800,000, and to-be-built townhouses in Boulevard Park start around $800,000. Single-family homes range from contemporary stucco and stonework styles built in the early 2000s for $900,000 to fully remodeled 1970s two-stories fetching $1.5 million. Elegant Tudor styles share the neighborhood with expansive custom-builds on cul-de-sacs, often with resort-style pools. Many sit back on long driveways or up on lush green slopes. "All of South Escondido is definitely upscale," Robbins says. "You'll see some of the highest value properties here, from lovely tract homes to mansions, and much of it is around $1.3 million and up."

Soccer champs at San Pasqual High
Public school kids start at L.R. Green Elementary, which earns a B-plus on Niche, before heading to B-grade Bear Valley Middle. San Pasqual High gets an A-minus and features a standout soccer team that won the Division 2 State championship in 2023.

It's easy to reach the rest of Escondido from Kit Carson because the 5 is its western border. Most residents drive; however, there are several North County Transit District bus stops along South Escondido Boulevard and Bear Valley Parkway for transit to downtown Escondido or Kit Carson Park. The McClellan-Palomar Airport is a 30-mile, 18-mile drive west.
