Corkscrew Shores is a gated, master-planned development designed for coastal living away from the coast. Nestled on more than 700 acres in Estero, between Fort Myers and Naples, this secluded residential destination is built around a stunning lake that anchors an array of recreational amenities. Residents are surrounded by the natural landscape of southeastern Lee County, while also enjoying interstate access to the Florida Gulf Coast. “It’s a lakefront community with a boatable lake, which is unique for this area,” says Zachary Rosen, a real estate advisor with Compass Florida and resident. “The big thing is that it does not have a CDD, which is an added tax many of these other communities have, and it’s not in a flood zone.” Even though it borders Fort Myers, Estero’s inland location protects it from damage during hurricane season.

Contemporary homes surround the community's 240-acre lake
High-value contemporary homes line walkable streets. Between the community’s 240-acre lake and smaller bodies of water, most homes offer waterfront views. Front yards are small but well-manicured, with palm trees adding curb appeal. Back yards feature covered in-ground pools. Driveways and attached garages are common, and many homes also offer additional garage space for watercraft and golf carts. “Everything is so cookie cutter around here. All the homes are built by Pulte, and it’s either super Tuscan or Mediterranean,” Rosen says. “But the homes here are much more contemporary. There are three different sizes – premier, estate and manor, which is small, medium and large. Homes go from 1,600 square feet to about 4,000, so it’s a pretty wide range.” HOA fees range from the low $400s to the high $500s, which is much lower than many gated communities in the area. Prices range from the high $500,000s to more than $1.5 million for the largest lakefront homes. While flooding is not a concern, wind damage remains a risk during hurricane season, which runs June through November.

Lake is surrounded by resort-style amenities and a restaurant
Social and recreational opportunities are concentrated on the lake’s northern shore. Amenities include a community pool, the Captain’s Club restaurant and bar and courts for tennis, pickleball and bocce. “There are also a lot of walking trails, and they back up to thousands of acres of preserves,” Rosen says. Nearby Old Corkscrew Golf Club is the premier destination among the region’s many private courses. Members can enjoy an 18-hole layout designed by Jack Nicklaus. The 7,400-yard course, which winds its way through a wooded landscape filled with sand traps and water hazards, is one of the most challenging in the state. The Intracoastal Waterway and Gulf beaches are about a 30-minute drive from the community.

Shopping centers, restaurants are located nearby
Retail and dining options are available in either direction. “Miromar Outlets, Coconut Point Mall and Gulf Coast Town Center are all right there,” Rosen says. Miromar Outlets is a large mall near Interstate 75 whose many stores offer everything from high-end women’s clothing to Crocs. Popular destinations there for food and drink include Ford’s Garage and the RAD Tasting Room, which features farm-to-table wines. The contemporary dining and entertainment options of downtown Fort Myers are about 30 minutes away.

Proximity to top-rated public schools and a university
Students are served by some of Lee County’s top-rated schools. Younger students can attend Pinewoods Elementary School, rated A-minus by Niche, and Three Oaks Middle School, rated B-plus.
