West Eugene is a combination of homes and industrial buildings west of Downtown and wetland habitats. In the early 1990s, a conservation effort began to restore its wetlands, which today are used for recreation along the Amazon Corridor’s trail. Shopping centers are pocketed around West 11th Avenue, contrasting the neighborhood’s natural calm and ensuring essentials are within a short drive or ride. “You’ve got quiet streets off of a busy area, so that’s nice because you have access to the area where buses are nearby and easy to jump on,” says Sally Jo Wickham, a broker with United Real Estate Properties who has over two decades of experience.
Travels along LTD buses and local thoroughfares
The Lane Transit District (LTD) bus service serves West Eugene with stops along West 11th Avenue, part of Oregon Route 126, the neighborhood’s primary thoroughfare. It leads nearly 3 miles east to Downtown Eugene. Buses also line Seneca Road, a north- and south-running road, and West First Avenue, a west- and east-bound road lined with industrial buildings. The Sacred Heart Medical Center of Peace Health is around 8 miles from West Eugene, and McKenzie-Willamette Medical Center is roughly 9 miles away. Oregon routes 569 and 99 connect the community with the greater Eugene area, including the Eugene Airport, a regional airport about 8 miles away.

Wetlands, disc golf and Fern Ridge Path
During the 1990s, a coalition of local, state and federal land management agencies joined nonprofits to restore Amazon Creek's wetland habitat. Fern Ridge Path, a nearly 7-mile multiuse trail, cuts through the West Eugene Wetlands. The trail connects the area’s nature preserves and prairies, including Tsal Luk-wah—or “river of grass”—and Willamette Daisy Meadow. The Stewart Pond Disc Golf Course’s 18 holes are located within Bertelsen Nature Park. "The whole culture of West Eugene is about getting to know the area and the neighborhood. A lot of people spend their time outdoors in the summer," says Realtor Tom Richards, who has lived in Eugene for over 30 years and sold homes since 1992.

The neighborhood has a balanced mix of renters and owners. Those in apartments can expect to pay between $1,200 and $2,100 in monthly rent. Education and career exploration in 4J schools
Most of West Eugene is zoned for Eugene School District 4J, also known as “4J.” Schools include McCornack Elementary School, Kennedy Middle School and Churchill High School. Both the elementary and middle schools receive B grades from Niche. The high school, which helps students find internships and job shadowing opportunities, maintains a B-plus.
