"The neighbors are pretty friendly. People are always out walking their dogs and kids playing together," says Ashley Bolden, a real estate agent with Keller Williams Realty Everett and a North Everett resident. "Riverside is kind of like its own small town."
In this competitive housing market, Riverside has well-established homes with lots of historic character. Craftsman-style homes with deep porches and Victorians with ornate windows and storybook-like exteriors are featured heavily throughout the area. There are also Cape Cod and Colonial-inspired homes in the neighborhood, offering a variety of housing styles to choose from. "The pricing of homes here are pretty affordable compared to Seattle," Bolden says, who has been selling in the Everett area since 2017. "The average house price in Seattle is $1 million and up here is about $500,000." Riverside has a median sale price of $495,000, which adds to its competitive seller's market. Home prices typically range from $330,000 to $675,000.
Garfield Park is a massive draw to the area, offering activities for visitors of all ages. Visitors can take their kids to the colorful play area, play a round or two of pickleball, have a picnic or take their pup for a walk along the park's paved walking trails. Other nearby parks include Langus Riverfront Park. Visitors to this scenic green space can bike along the path, go fishing on the pier or launch a kayak on the river and explore the winding waters of the Snohomish River.
Riverside is just minutes from Everett's downtown area, giving full access to all the dining, retail and entertainment it offers. Downtown Everett is also known for its community celebrations, like the Fisherman's Village Music Festival, farmer's markets, movie screenings on the marina and hometown sports games. On Broadway, residents can find all the daily necessities, like grocery stores, pharmacies, banks and medical offices. Broadway also has beloved restaurants like Oishi Teriyaki. This classic, counter-serve Japanese joint serves heaping portions of grilled teriyaki and crispy katsu. Tampico Mexican Restaurant is another favorite, offering traditional dishes like chile relleno and enchiladas in a colorful, inviting space. The novelty shops along Broadway offer plenty of places to explore. Check out one of the Pacific Northwest's largest selections of used music at Bargain CDs, Records and Tapes. Schools in the community include Garfield Elementary School, which offers a resource called Parent University. This course helps parents become partners in their child's education by showing them how to build their child's educational confidence and social-emotional skills. Garfield Elementary School has an overall B-plus rating from Niche. At North Middle School, with an overall B rating from Niche, students can choose from various after-school activities like drama, jazz, football and softball. At the B-rated Everett High School, there are over 30 student body clubs, including the gaming club, bibliophile club, improv club and knowledge bowl.
Locals can access Downtown Everett through Broadway, the main artery that borders the neighborhood's western edge. To get into downtown Seattle, residents can take Interstate 5 and be in the city in roughly 30 miles.
