With its scenic views of the Snohomish River, historic homes and proximity to Everett's charming downtown, there's little wonder why Riverside is such a highly-sought after place to live. "The neighbors are pretty friendly. People are always out walking their dogs and kids playing together," says Ashley Bolden, a real estate agent with Keller Williams Realty Everett and a North Everett resident. "Riverside is kind of like its own small town."

In this competitive housing market, Riverside has well-established homes with lots of historic character. Craftsman-style homes with deep porches and Victorians with ornate windows and storybook-like exteriors are featured heavily throughout the area. There are also Cape Cod and Colonial-inspired homes in the neighborhood, offering a variety of housing styles to choose from. "The pricing of homes here are pretty affordable compared to Seattle," Bolden says, who has been selling in the Everett area since 2017. "The average house price in Seattle is $1 million and up here is about $500,000." Riverside has a median sale price of $495,000, which adds to its competitive seller's market. Home prices typically range from $330,000 to $675,000.
