Plateau living in quiet South Everett
There's only one way to drive into Valley View, and that's via 75th Street Southeast, across an Interstate 5 overpass. "It's a sort of isolated pocket of Everett," says Eva Croasdale, founder of Croasdale Homes and a top-rated agent with Windermere Real Estate. The neighborhood is set on a plateau with vistas of the Cascade Mountains and the Snohomish Valley. More or less in the shape of a triangle, the neighborhood has quiet streets, many of which are on a slope, curved or with cul-de-sacs.
Downtown Everett is about 5 miles north, Puget Sound is about 6 miles west, and to the east, there's the tidal wetlands restoration area, which includes the Marshland Canal, with the Snohomish River close by.
Valley View is super close to Rotary Park.

Ramblers, split-levels, Timber Hills
Though views of the valley are a perk for homes with upper floors or on particularly elevated lots, most are surrounded by trees, providing plenty of privacy. "It's all residential, so it's fairly quiet and secure compared to other parts of Everett," Croasdale says.
Houses built from the 1960s through the '90s include ramblers and split-level homes, typically priced from $500,000 to $865,000, though some go higher. "It's a good bang for your buck," says Croasdale. "If you are looking for a commutable area to live in near Everett or Seattle that is still relatively affordable, Valley View would definitely be within that realm." Townhouses, such as those at Timber Hills, go for about $330,000 to $370,000, with monthly homeowners association fees of about $350. There also are some apartments in the area.

Rotary Park and a farm corn maze
About 3 miles away, Rotary Park is a riverside nature area with hiking trails. But most visitors come to Rotary Park to go fishing, either from the shore or a few miles upstream after launching from the park's public boat ramp. Swans Trail Farms sits on the other side of the Snohomish River and is open seasonally. It has fall-time activities like apple and pumpkin picking and a corn maze in the shape of Washington State. In the summer, there's the Baby Animals and Berries Festival and strawberry picking.
Spanish immersion at Emerson Elementary
Public schools include Emerson Elementary School, which earns a B-minus grade from Niche and offers a dual-language Spanish immersion program. Evergreen Middle School has a B, as does Cascade High School, where sports teams include basketball, football, bowling and swimming.
75th Street overpass, Everett Station
Though there are no bus stops within Valley View, it's less than a mile via 75th Street to walk to a stop on Broadway. About 4 miles away, there's Everett Station, with regional and national bus lines, Sounder and Amtrak trains and a park-and-ride lot. On I-5, the drive south to downtown Seattle is about 26 miles. Other major roads in the area include state Routes 526 and 527.
For those taking West Coast flights on Alaska Airlines, Valley View is about 5 miles from Seattle Paine Field International Airport, also known as Paine Field and Snohomish County Airport. The airport also features the Boeing Future of Flight aviation center and the Flying Heritage & Combat Armor Museum. Anyone living within 10 miles of the airport and experiencing noise problems can make comments through an online form or by calling the noise hotline. The airport has pilot-driven noise abatement procedures in place.
Evergreen Way stores, Everett Mall and downtown
Along Evergreen Way are stores like Dollar Tree, Ross and family owned Kennelly Keys Music. Kennelly sales associate Neil Northrop says the business is known for its private lessons, instrument repair and promotion of local bands. Options for grocery shopping include Safeway and Evergreen Asian Market and among the casual restaurants, there's Mod Pizza and Lanna Thai.
Also within 2 miles of Valley View is Everett Mall, which has dozens of businesses, including Regal Everett movie theater, Flying Trampoline Park and various eateries. Events held at the mall include car shows and fashion galas.
"There's a lot in downtown Everett," Northrop says. "It's garnered more interest in recent years." There are waterside spots like marinas and the Port of Everett, newer restaurants and park enhancements and fun businesses like Funko's corporate headquarters and retail store, flanked by supersized versions of the company's vinyl bobblehead figures.
Landslide risks, I-5 sound walls
There have been reported landslides in Valley View due to its slopes and soil conditions. The neighborhood is bordered by I-5 at the west, with protective sound walls creating a barrier to reduce highway noise. There had been concerns that the sound walls could trap the community if roads became impassable. As a result, emergency access was established to provide a way through the sound walls in case of disaster.
Though some houses were built with special foundations to mitigate damage, past landslides have damaged hillside homes or rendered them uninhabitable. In recent years, community emergency response teams for Everett neighborhoods have been trained in disaster preparedness. Additionally, a hazard and vulnerability analysis was conducted in 2018 by the city of Everett Office of Emergency Management and other teams.
