New growth driven by modern industries
In the shadow of one of the largest and newest regional healthcare hubs, Amber Valley is busy day and night. “It’s a newer part of town,” says Kasey Hanson, Communications and Marketing Manager for Family Wellness Fargo. “There are a lot of newer builds here, and a lot of new restaurants.” As part of West Fargo’s expansion, driven by technology and healthcare growth in the region, Amber Valley also features a mix of property types: from industrial, to office spaces to hospitality. And straddled by a pair of busy interchanges along Interstate 94, this route connects Amber Valley to the rest of the city, joining up with Interstate 29, just east of the neighborhood.

A state-of-the-art medical center
Opening in 2017, Sanford Medical Center Fargo – the fourth tallest building in the state – towers above the neighborhood and is visible for miles. With over a million square feet of facility, it features both a Level 1 Adult Trauma Center and a Level 2 Pediatric Trauma Center. Emergency air transport service covers North Dakota, South Dakota and western Minnesota, which is why more than half of the patients come from outside of the Fargo-Morehead-West Fargo metropolitan area. The Center also provides jobs to many neighborhood residents, as Sanford is the largest employer in the city of Fargo. One perceived downfall of the Center could be its constant ground and air traffic and the accompanying noise.
Sanford Medical Center provides top-notch healthcare services in Amber Valley.

Limited variety, limited inventory
Single-family housing is extremely limited in Amber Valley – side-entry twin homes built in the early 2000s sit around Amber Valley Court, surrounded by two- and three-story apartment complexes. Beyond that, the flat plains of Fargo’s suburbs stretch for miles, broken up by the occasional newly planted trees. Front-facing garages with concrete driveways help out in the winter, while small, fenced-in backyards have enough space for a picnic table or a hot tub for relaxation. The twin homes only differ in color and interior design – all feature three bedrooms and two bathrooms across roughly 1700 square feet. This leads to overall similar price points, with most selling for between $235,000 and $260,000. However, there is an extremely limited inventory, so owning in this community is a rare opportunity.
Amber Valley twin homes are highly sought after for their contemporary amenities and cozy feel.

The Interstate right on the doorstep
Interstate 94 runs along the northern border of the neighborhood, and provides highway access across the region, with interchanges on either side of the community. This community isn’t walkable, nor is it particularly bikeable and there are no Metro Area Transit routes throughout the neighborhood. All-wheel drive is where it’s at for most residents, parking in garages or apartment lots. And with Sanford Medical Center right there, emergency care is mere moments away. Getting out of Fargo is a bit longer of a drive, with Hector International Airport roughly 8 miles to the north, usually a drive of 15 to 20 minutes.

Options for summer’s heat and winter’s cold
While there are no parks within the neighborhood, residents don’t have to venture far for outdoor enjoyment. Urban Plains Park, just south, is a strip park that features two playgrounds, walking trails, and numerous shelters. It’s also home to the Garden of Healing, providing residents with a walking space for self-reflection. Just east of the neighborhood, Anderson Park has eight softball and baseball fields, along with the Cornerstone Bank Arena ice skating rink. Family Wellness, a joint project between Sanford and the Cass County YMCA, provide indoor and outdoor wellness space - “We offer a lot of adult and youth programming, from summer camps to learning different sports,” says Hanson. Fargo Climbing is a unique facility for indoor rock climbing – “We’re the only commercial climbing gym in North Dakota,” says owner Ben Williams, who says they get everyone from beginners, to experts, to families coming in for birthday parties and more.

Tastes from Asia… and beyond
Retail hubs anchor the eastern and western borders, centered around national retailers and chain restaurants. For a taste of Asia, locals head to Izumi for sushi, Le’s Banh Mi for Vietnamese specialties, or Sirirath Thai House for flavors from Thailand. BarCode and regional chain Sickies Garage Burgers and Brews both offer standard pub fare as well as a mix of national and craft brews on tap – residents looking for an out-of-this-world twist on the bar and grille can head to Space Aliens Grill and Bar. Costco sits on the western edge to stock up on home needs, while Cash Wise Foods offers bargain groceries. The Home Depot just north of Amber Valley always has a stock of snow removal needs and other home improvement goods.
