Halfway between Visalia and Exeter in California’s Tulare County, Farmersville is a small city of about 10,000 centered around agriculture. “We’re a really proud community, and the main industry is agriculture,” says Maria Ross of RE/MAX, who has over 25 years of experience in the area. “We’re surrounded on all four sides by farmland, so no matter where you live in town, if you’re working one of the farms, you’re pretty close to home.” While farming remains the largest industry in town, the downtown district is full of retail stores and locally owned and operated restaurants. The city is investing significantly in upgrading its six parks through a Parks Strategic Plan, scheduled to be finished at the end of 2025.

Ranch-style homes with large yards
A single-family home in Farmersville has a median price of $285,000 as of January 2025, a 4% increase from January 2024. “Tulare County is so much more affordable than the rest of California, and in Farmersville, you definitely get more bang for your buck,” says Ross. Most homes are Craftsman, ranch-style builds with private driveways and attached garages. Houses sit on quiet, residential roads with front and backyards; sidewalks are shaded by large oak and palm trees. While many houses were built in the 1970s, there are also some 21st-century homes with stucco facades. Farmersville is prone to wildfires, so locals must keep their property free of flammable debris.

Revitalized Veterans Memorial Park
Farmersville has six parks, ranging from small green spaces to the 12-acre Veterans Memorial Park. Through the citywide Parks Strategic Plan, scheduled to be completed at the end of 2025, Veterans Memorial Park will have three baseball fields, a newly paved skating area and an amphitheater for community events. As of January 2025, improvements have already been made to the park’s basketball courts, playground area and splash pad. Sequoia National Park and its miles of hiking trails are 31 miles away.

AgriScience learning at Farmersville High
Kids in town attend the Farmersville Unified School District, which includes five schools serving nearly 2,400 students. The district holds a C-minus grade on Niche. Teens head to Farmersville High School, which has a C ranking. Students at Farmersville High can enroll in Career Pathways Programs, which prepare them for careers after graduation in agriscience, building and construction or design and media arts industries.

Dining on Visalia Road
Farmersville Boulevard and Visalia Road have several restaurants, including authentic Mexican and Salvadorian cuisine, diners, cafes and pizza joints. Big box stores like Dollar General or Rite Aid are nearby for retail shopping, and Mercado Sol Del Valle and Sam’s Food Supermarket are quick stops for groceries. For more shopping and dining options, Exeter is less than 4 miles to the east, and Visalia is just a few miles west. “We’ve got mostly everything you’d need here in town, but if people want to switch it up, they’ll go to one of the other nearby towns for a night out,” says Ross.

Visalia Transit and Tulare County Regional Transit Agency buses serve Farmersville and provide transportation to cities in Tulare County. For commuters, Highway 198 allows for quick access 7 miles down the road to Visalia, while Highway 99 goes 50 miles to Fresno, home to the closest major airport.
