Ferndale, on the western shore of Lake Apopka, is all about preservation. Originally much of the land was covered in flatwoods and native vegetation, but after removal of the Seminole people in the 1800s, that landscape was altered by citrus groves and other forms of agriculture. Over time, conservation became a priority for residents and in 2005 the Ferndale Preserve was purchased in an effort to restore the natural habitat. Residents whose land has been in their families for generations are in an ongoing struggle to prevent it from being developed. But even with the rate of economic expansion of the surrounding towns, community members remain firm in their resolve to keep the area a rural haven.

A rural oasis with lots of land
Houses in Ferndale come in a wide range of ages, sizes and styles, with some dating back to the early 1900s. Ranches are perhaps the most common, with farmhouses, cape cods, and colonial revivals making appearances. Residential lots are spread out, with one home per every five acres as part of an Interlocal Service Boundary Agreement. Many homeowners use their land for livestock or agriculture. While homes rarely go on the market here. The average sale price over the past year is about $470,000.

Ferndale is a part of Lake County Public Schools, which participates in the choice program. Students can attend Astatula Elementary School with a B-minus rating on Niche. East Ridge Middle School for Grades 6 through 8 has a B-plus rating. Lake Minneola High School has an A-minus rating. The high school and county middle schools participate in the AVID program, designed to help students in the academic middle prepare for advanced courses and college.
Astatula Elementary School for the Arts is a public school serving grades PK,K-5 in Lake County.
East Ridge Middle School is a public school serving students in grades 6-8 in Clermont.
Lake Minneola High School is a highly rated, public school serving students in grades 9-12.

Ferndale Preserve for sights and relaxation
The Ferndale Preserve is the neighborhood’s most prominent park, with panoramic views of Lake Apopka. The 192-acre conservation area is home to over 180 species of birds and over 50 species of butterflies. The winding 4-mile trail, dotted with educational signs, is used by hikers, bikers and equestrians. The preserve, like much of the surrounding area, has subtle elevation changes. There is a play and relaxation area with a playground and gazebo for sitting. The Green Mountain Scenic Byway is less than 3 miles away and offers even more opportunities to spot local wildlife. A hodgepodge of other activities are available within a few miles, like golfing at Bella Collina, a visit to the Holocaust Memorial Resource & Education Center of Florida, or to the Presidents Hall of Fame museum, which has a miniature white house replica.
Residents love to hike through the Ferndale Preserve.

Publix is the nearest grocery store, about 4 miles away. Cal's Kitchen in nearby Montverde is a tiny pizza takeout place with a menu that is “American with strong Italian influences,” per their website. They serve a variety of salads and pizzas made with fresh ingredients. Willie's Bar-b-que a block away is owned by a father-daughter duo and sells chicken and pork barbecue. In addition to their single servings, they sell full pans of sides, whole slabs of ribs, and family-sized servings of pulled pork.
