A stroll past the brick storefronts on Festus’ Main Street hints at the evolution afoot around this St. Louis suburb. This walkable stretch has grown into a bustling commercial corridor in recent years, home to an array of businesses whose customer base is expanding. “Festus is becoming one of the fastest-growing areas in Jefferson County, but also in the St. Louis Metro,” says Realtor Stacey Fish of The Fish Group with Keller Williams Realty - STL, a lifelong resident of the region. “Festus’ historic Main Street has completely undergone a transformation to where there are all sorts of unique restaurants and shops, boutiques, that sort of thing.” According to U.S. Census Bureau data, this city’s population grew more than 13% from 2010 to 2023, as more people seek a suburban atmosphere without sacrificing access to the city. “The big draw is definitely the hometown-type feel,” Fish says. “Yet it’s close to all the attractions St. Louis has to offer.”

Housing options cross multiple generations
Festus was incorporated in 1887, and there are still homes that date back to the early 20th century. Many more were built across the mid-20th century, and quite a few houses were built recently, accommodating the area’s increasing population. A lot of the city’s options line quiet residential streets, complete with sidewalks. Yard space is standard, too, on lots that usually stretch at least a tenth of an acre. Bungalows, colonials, and ranch-style and new traditional homes are the most common styles. Manufacturing is a key industry
Manufacturing is one of the most significant components of Festus’ economy. The city is home to companies such as Crown Plastics, Inc., a manufacturer of plastic light enclosures, and Good Earth Tools, Inc., which makes Tungsten Carbide-treated industrial parts. Health care is another major industry. The 251-bed Mercy Hospital Jefferson is in the area, whose services range from cardiac rehabilitation to a substance use recovery program. Festus is also just about 5 miles south of a major port along the Mississippi River in the neighboring city of Herculaneum, which is publicly owned by the Jefferson County Port Authority and moved one million tons of freight in 2023.

Festus schools take top billing in the area
The city’s Festus R-VI School District earns an A-minus rating on Niche and tops the site’s ranking of the best school districts across Jefferson County. The district includes about 3,300 students, split among an elementary school for kindergarten through third grade, an intermediate school for grades 4 to 6, a middle school for grades 7 and 8, and a high school for grades 9 through 12.

Larry G. Crites Memorial Park is situated in the northwest corner of the city, and totals over 100 acres. It has a sports complex with three baseball and softball diamonds, a lake open to fishing and a bike trail that runs more than a mile. The park also includes a fairground area and hosts events like the Twin City Firecracker Festival at the end of June, with a petting zoo, live music, food vendors and fireworks. Plans are in place to renovate Crites Park’s Red Barn facility as well, which hosted events in the past but has been closed in recent years due to structural concerns.
Sunset Park is a smaller option closer to the middle of town with a playground and a bird sanctuary. And in an area that experiences warm summers and winters with an average of 9 inches of snow, indoor recreation can be found at the more than 30,000-square-foot Jefferson County YMCA, which offers youth and adult sports leagues.

The city’s East Main Street is jam-packed with places to eat and shops for people to peruse, all within a half-mile of each other. “People love to hang out on Main Street, and walk up and down,” Fish says. Interstate 55 is a clear link to the rest of the region
Interstate 55 bisects Festus, giving residents quick access to one of the region’s major highways. I-55 provides a straight shot north to St. Louis, roughly 35 miles away. Festus is also dotted with bus stops in the JeffCo Express bus system, and tickets can be purchased at Festus’ city hall on Main Street. The St. Louis Lambert International Airport is about a 45-mile trip via I-55 and I-270, and is considered the busiest airport in Missouri.

At one time, the so-called “twin cities” of Festus and Crystal City were pass-by towns on the way north to St. Louis, but not anymore. Today, people are taking a second look. “We’re in a transformation stage where people are paying attention to what we do,” says Traci Palmero, a Realtor with RE/MAX Best Choice, who sells homes around the area and has lived here 26 years. “We are becoming a destination place where people are considering when moving to eastern Missouri.” As new money moves in, new leadership takes over and new infrastructure takes hold, Festus is poised to put its stamp on the St. Louis Metropolitan area. “Festus and Crystal City bring to life small-town America. I could live in a lot of areas. But I don’t leave Festus because I love Festus,” Palmero says.
Festus/Crystal City has had to contend with rising waters along the Mississippi River in the past. “It might worry some people that we have a lot of water around our county, but rarely do we have flooding and a lot of infrastructure work has been done to redirect water so that we don’t have those instances anymore. Personally, I don’t worry about flooding in this area,” Palmero says.
Crystal City has that small-town living experience. By comparison, the further south locals go into Festus, the more rural it becomes, and more acres become available. There’s an eclectic mix of homes here reflecting the community’s history and varied influences. “We even have neighborhoods of Sears catalog homes from the early 1900s,” Palmero says. Meanwhile, Crystal City’s main road, Mississippi Avenue, has cobblestone streets and big, beautiful homes. “So, when someone drives there, they really feel the history of Crystal City,” Palmero says. The median price for a single-family home is around $200,000. Prices range from around $150,000 to about $400,000.
Festus schools operate within the A-minus-rated Festus R-6 School District, while Crystal City School District, which Niche rates B-minus, serves Crystal City. Students there attend B-rated Crystal City Elementary School for kindergarten through sixth grade. They attend C-plus-rated Crystal City High School grades seven through 12. The school’s average ACT score is 23, its average GPA is 3.51. Festus students attend A-rated Festus Elementary, from kindergarten through third grade, A-minus-rated Festus Intermediate School from fourth through sixth grade, A-minus-rated Festus Middle School for sixth and seventh grades and Festus Senior High School, which Niche rates B. The high school’s average ACT score is 25 and its average GPA is 3.47.
Once known as West City Park, Larry G. Crites Memorial Park is a spacious 100 acres of wide-open space alongside Joachim Creek, featuring pavilions, ballfields, a fairgrounds area for large concerts and a one-and-a-half-mile bicycle trail. In Sunset Park, residents take advantage of the basketball court, covered bandstand, sand volleyball area, tennis court, bird sanctuary and a lighted softball/baseball field, plus two regulation softball/baseball fields with bleacher seating. For a small town, Festus and its sister Crystal City have big appetites. “Our main street in Festus has transformed in the last five years into a really delightful destination place for people to dine and shop,” Palmero says. Restaurant goers can have brunch at The Brick Bistro & Brew, then head over to Pine Mountain Country Coffee and Ice Cream Shoppe. And for those who value novelty, there’s Pedal’n Pi, a bike shop that serves pizza. “It’s the best pizza,” Palmero says. “It’s got a wood-fired oven and the friendliest owners.” For groceries, residents aren’t far from Schnucks or Aldi supermarkets and retail shopping at Walmart, The Home Depot and Harbor Freight.
In Festus and Crystal City, there’s no shortage of events year-round. For Twin City Days Festus and Crystal City join forces to host a three-day festival with a golf and fishing tournament, a Saturday evening concert. The event is one of many including seasonal parades and a massive Independence Day event.
While the area doesn’t have a dedicated mass transit system, it does have a shuttle service called JeffCo Express. Otherwise, most people drive. Via Interstate 55, travelers can get to St. Louis in about 30-40 minutes.
