Located at the southeastern edge of eastern Washington’s Tri-Cities, the census-designated place of Finley offers a semi-rural alternative to Kennewick’s big-city shopping and entertainment scenes. “Finley is pretty small, and people typically go into Kennewick for activities,” says Abby Hedges, the Visitor Services Specialist with Visit Tri-Cities. “For the most part, it’s a rural area compared to the main Tri-Cities.” With vast patches of greenery and farmland separating homes and the Columbia River offering plenty of opportunities for riverfront recreation, Finley features a distinctly outdoorsy atmosphere.

Ranch-style residences and riverfront homes

Finley has a great diversity of streetscapes. Some homes sit near industrial facilities along the Columbia River, while others occupy rural lanes in Finley’s green heartland or are just blocks away from the urban core of Kennewick. Ranch-style homes are prominent in Finley, many of them horse ranches built in the early 20th century. Ranches built from the 1910s to 2000s can sell for as little as $80,000 for a fixer-upper and $525,000 for a custom-built raised ranch. Single-story country homes built between the 2000s and the 2020s fill out the upper tier of the housing market, ranging in value from $670,000 to $925,000. Custom-built, 1.5-story homes with lot sizes exceeding an acre can fetch between $1.08 million and $1.9 million. Much of the new development has occurred within blocks of the Columbia River waterfront, while the interior of Finley is still full of horse properties and farms.

Horseback riding and river swimming

Finley’s green atmosphere and location along the Columbia River contribute to the wealth of outdoor activities here. Hamilton Equine Services teaches horse back riding, while Winsum Acres trains the horses themselves. Two Rivers Park, located along the junction of the Columbia and Snake Rivers, offers families a venue for swimming, taking their kids to the playground or playing disc golf on its 18-hole course. South of Finley and deep in the Horse Heaven Hills, the 4.6-mile Johnson Butte Trail immerses hikers in Benton County's natural scenery.

Students can start their education at Finley Elementary School, which receives a C-minus rating from Niche, before attending the C-minus-rated Finley Middle School and the C-plus-rated River View High School. River View High has a strong focus on its extracurricular offerings, from its Family, Career and Community Leaders of America (FCCLA) youth leadership program to its Panthers football team.

While much of Finley is reserved for ranching and residential space, and most residents commute into Kennewick for shopping and dining, a few local businesses and attractions bring the community together. Longbranch Saloon is a country dive bar locally known for its Wednesday chicken wing deals, its Friday night prime rib specials and the occasional performance by local musicians. The Finley Shopper is a go-to for everyday needs from hardware tools to basic groceries, while the Kennewick Red Apple Market, 6 miles up Chemical Road, has a more comprehensive offering of supermarket goods. Kennewick's Public Market is also 6 miles into the city, while Columbia Drive puts Finley residents within a 12-mile drive of the Columbia Center shopping mall.

Easy access to Kennewick

Chemical Road, the local section of State Route 397, serves as Finley’s transportation lifeline. As most residents drive, they can access the grocery conveniences and retail scene at downtown Kennewick within a 6-mile drive up Chemical Road, while the Trios Health Southridge Hospital is a 14-mile journey down the same state route.

Hands-on learning at Keewaydin

The Museum at Keewaydin, located just beyond the western edge of Finley, houses Native American petroglyphs and artifacts from local history, as well as interactive exhibits. Plus kids can play with old toys from the early 20th century or a pinball machine from 1972.
