Greenlaw Estates is an established, residential suburb about 4 miles east of downtown Flagstaff, with nearby access to Historic Route 66. “It’s definitely more of your bread-and-butter neighborhood,” says Bruce Bourne, as associate broker who’s been selling area real estate since the 1990s, “because homes here are modestly sized and priced compared to other Flagstaff neighborhoods.” A mix of families with kids and retirees live here full-time. “You don’t see a lot of second-home buyers or short-term renters here.” Shops, restaurants and greenspaces sit just outside of the neighborhood, and local houses of worship include the NPHX Church of Flagstaff, The Church of Jesus Christ of Latter-day Saints and Hope Community Church.

Older ranch-style homes and duplexes
Locals refer to Greenlaw Estates in terms of Upper and Lower Greenlaw, representing the northern, hillier section of the neighborhood and southern flatter areas, respectively. Throughout the neighborhood, ranch-style homes built between the 1950s and ‘70s line narrow, tree-lined streets, with storybook elements like steep gables lined with ornate carvings called vergeboards, and decorative half-timbering above windows or front doors. Many of these homes have short driveways, and some have two-car garages; properties are separated from each other by wooden shadowbox fences or stone walls. “A lot of homeowners here have backyard gardens, unlike other Flagstaff areas,” says Bourne, “mainly because this area tends to have a slightly warmer climate.” These three-to-four-bedroom homes range from 1,400 to 2,100 square feet, on lots of 7,000 to 10,000 square feet; depending on the size of a home and its lot, prices range from $450,000 to $670,000.
There’s no homeowners association for single-family homes here, but there is an HOA for the neighborhood's two-unit duplexes. Built during the ‘60s, units with their own one-car garages and new roofs tend to be more expensive than those without; prices range from $375,000 to $600,000.

Art classes at Flagstaff Unified district schools
Local kids may attend Flagstaff Unified district schools, including Thomas Elementary, which earns a B-minus from Niche, and Sinagua Middle, which also earns a B-minus. At the B-minus-rated Coconino High, students can take introductory art classes, including drawing and painting, where they’ll experiment with acrylic, oil and water-based paints, and learn pencil drawing techniques.

Nearby interstates, bus stops and bike routes
Interstate 40 sits roughly 2 miles southeast and Interstate 17 is found about 7 miles southwest; Historic Route 66 is 1 mile southeast. North Patterson Boulevard and East Lockett Road are the neighborhood’s main thoroughfares, the latter leading roughly 4 miles southwest to downtown Flagstaff. Mountain Line Public Transit buses travel the neighborhood, while Amtrak trains depart from the Visitors Center station downtown. Designated bike routes run along Patterson Boulevard and the neighborhood’s perimeter, while a dirt-packed path – part of the Flagstaff Urban Trails System – borders Thomas Drive. Flagstaff Medical Center sits about 3 miles west, while Flagstaff Pulliam Airport is roughly 10 miles southwest.

BMX skate park, picnics and volleyball
The 20-acre Bushmaster Park borders Greenlaw Estates to the east, offering views of the San Francisco Peaks. There are basketball and sand volleyball courts here, as well as an off-leash dog park shaded by mature pine trees. Roughly 2 miles southwest, The Basin has four steeply banked bowls designed for vert-style BMX biking, but experienced skateboarders and longboarders also tend to ride here. Bourne says that residents in Greenlaw Estates are only a 5- to 10-minute walk from gravel and dirt-packed trails at the base of Mount Elden, which lead roughly 3 miles to the top.

Buttermilk pancakes, an espresso bar and fried pork tacos
Residents have to travel outside of the neighborhood for shops and restaurants. One mile west, locally owned Brandy’s Restaurant and Bakery, whose motto is "Peace, Love and Pancakes," features an all-day breakfast menu that includes their famous made-from-scratch buttermilk pancakes, and handhelds like egg sandwiches stuffed with green chili peppers; lunch specials include bleu cheese mushroom burgers and chicken salads, and a full-service espresso bar here offers cappuccinos and vanilla lattes. A few blocks south, colorful sombreros adorn the walls of fast-casual Las Gorditas Mexican Food, where diners can order fried pork taco dishes with a cold brew. About a mile southeast, the Park Santa Fe shopping mall has a Family Dollar and local businesses, while grocery options like Safeway sit a mile west; shoppers can hit up department stores like Dillard’s or Marshalls at the Flagstaff Mall 2 miles east.

Downtown car show
Every August, Flagstaff City Hall hosts the Annual Charity Car Show known as the "Mother Road Classic," sponsored by the Route 66 Car Club. In the hall’s parking lot, owners pop the hoods of their classic, tuner and modern muscle cars, and locals can walk around and admire the designs, condition and uniqueness of each vehicle. The evening before the show, a poolside party for the public is held at the Americana Motor Hotel, a few miles northeast.
