The sweetest pick along Route 99
SL Strawberry Farm might be a passing sight for drivers, but for residents, it’s one of the sweetest things about Florin. “The strawberry stand stays pretty busy,” says says Realtor Penny Runyon, who’s been selling in south Sacramento since 2005. “I don’t know what it is about the soil right there, but their berries taste better than all the rest.” Another community staple, Frasinetti Winery, has been around since 1897, and its vineyards and Old-World dining room have hosted many a wedding. Though these farms are few and between in the modern era, both places pay tribute to this community’s agricultural past. Now, Florin is a commuter suburb, just 7 miles from downtown Sacramento via state highway 99. “What draws people is that it’s on the edge of the city, yet not too far from shopping and hospitals,” says Runyon with Coldwell Banker. “And it’s a pretty easy commute. When you get closer to downtown, it’s more fast-paced. But this area has a laid-back vibe and a much slower pace of living.” As an added bonus, housing prices are lower than neighboring districts, and residents can walk to Southgate parks.
Affordable, competitive market in southern Sacramento
Compared to eastern neighbors in Vineyard, Florin’s average list price is 27% lower, and its renter population is 65% higher. “I know a lot of first-time buyers in that area, and investors will buy out there because it’s a heavy rental area,” says Jeff LaFitte, a real estate advisor with Tempest since 2021. “I just saw a house in that area that was listed for five days, and there were 16 offers on it the next week.” Budget-friendly, three-bedroom properties are mostly north of Gerber Road. Manufactured homes have small lots and start at $40,000; with sizeable yards and driveways, ranch-style counterparts can go up to $400,000. Four-bedrooms are usually in the southern half of the neighborhood, and they’re between $440,000 and $590,000. These one- and two-stories feature roomy garages and wide driveways, and most of them were built in the 1980s. Overall, the neighborhood has a CAP Index Crime Score that is two points above the national average as of April 2024.

Getting to downtown: Florin Road, Highway 99
Commuters can use Florin Road to access route 99 on the neighborhood’s western side. This route to downtown Sacramento can often clog with traffic, so these 7 miles might take half an hour or more. While public transit will be even longer, Sacramento Regional Transit buses operate on Florin Road via the Green, Yellow and Purple Lines. Those seeking medical attention are within minutes of Florin Medical Center, Kaiser Permanente Medical Center and Methodist Hospital of Sacramento, all along route 99.

New restaurants on Florin Road have spiced up the local food scene in 2024. In March, Seapot started serving a blend of Korean BBQ and hot pot, while Engawa Fusion introduced a globally influenced Japanese menu. These newcomers are right down the street from longtime favorites such as Taco Fresco, where crispy, fried shells have been highly rated for more than a decade. Florin Towne Centre houses a few department stores in this district, but shoppers might travel about 3 miles south for more. Calvine Corner has a Safeway and a few miles west are big-box stores such as Target, Sam’s Club and Lowe’s.

Southgate parks, events at Olde Florintown Park
Residents are a part of the Southgate Recreation and Parks District, which means they have 20-plus parks in the neighborhood. One of the most popular options is Olde Florintown Park on the east side: Parkway Little League uses its baseball diamonds, and Sacramento Youth Soccer League plays at its lighted fields. Plus, the Florin Historical Society hosts the Strawberry Festival here, where musicians and vendors ring in the harvest every June. About 3 miles west, the Jose P. Rizal Community Center screens free movies in the summer, in addition to its weekly programs and classes. This space connects to the athletic fields at Woody Hampton and Jack N. Sheldon Parks, so visitors can get in a quick game, too. Edwin A. Smith Community Park, about 3 miles south, added an outdoor fitness court in 2022.

High marks for Elk Grove Unified Schools
Students can start at one of five elementary schools, depending on their attendance zone. Students in the south, for instance, can attend Anna Kirchgater Elementary: it serves 800 and gets a B-minus rating from Niche. Most students in Florin attend James Rutter Middle for grades seven and eight. It receives a B-minus from Niche, and students can explore career choices in its Future Quest course. Florin High serves most of the neighborhood with 1,700 students and gets a B-plus rating. Funding from Elk Grove Unified School District added a barn for its agriculture program and lights for its athletic fields in 2024. Additionally, its engineering curriculum now includes flight simulation, robotics and more.
