An established suburb around Frying Pan Farm Park

Floris is a suburban neighborhood and home to one of the last working farms in Fairfax County. "Back when my parents were growing up around the 1960s, a lot of the county was still primarily farmland," says Scott Waters, a Realtor with Real Broker, LLC, who was born and raised in the area. Frying Pan Farm Park, a 135-acre green space, was officially designated a Fairfax County Park in 1958 in an effort to preserve the region's agricultural history when the construction of Dulles International Airport led to the region's rapid growth and development. Today, Floris is the epitome of an established suburban neighborhood with spacious homes, highly rated schools, outdoor recreation and well-attended houses of worship like Floris United Methodist Church. "The neighborhood is close to everything—excellent shopping, dining and the Metro," says Suzanne Gaibler, a local realtor with Weichert Realtors. Proximity to the nation's capital, about 25 miles east, and the airport add to its suburban convenience, attracting a mix of families, young professionals and Washington, D.C., commuters.

Frying Pan Farm Park, Horsepen Run Stream and other green spaces

Green spaces surround the neighborhood. On any given day, residents can hit the trails, run around the playground or pet the animals at Frying Pan Farm Park. Kids can also learn about early farm life through equipment and displays, like a blacksmith shop. "And there's a therapeutic horse-riding farm popular with children, which is a nice feature," Gaibler says. The farm hosts a 4-H Fair & Carnival every summer with rides, games, food stands and more. Frying Pan Farm Park connects to Horsepen Run Stream Valley Park, where locals can wander wooded trails and pass flowing streams. Additional playgrounds and neighborhood parks are peppered throughout the community. These green spaces also serve as gathering places for neighborhood block parties and holiday parades. In the summer, Floris residents flock to Bradley Farm Pool, while others hit the range at Herndon Centennial Golf Course, which is open to the public. Reston's 55 miles of paved wooded trails and lakes outside the neighborhood attract residents from around the county. Less than 30 miles away, several green spaces, such as Algonkian Regional Park, Scott's Run Nature Preserve and Great Falls Park offer nature trails, scenic views and the occasional swimming hole along the Potomac River.

A range of Colonial Revivals, New Traditionals and townhouses

Residential subdivisions showcase Floris's development over the years. Some streets feature 1980s and 1990s split-levels, bi-levels and Colonial Revivals priced from the mid-$700,000s to $1 million. Other roads give way to 1990s and early 2000s New Traditionals that sit on large, landscaped lots with sloping front yards. There's also some new construction in the area typified by modern Craftsman-inspired homes on small lots. These properties can range between $1 and $2 million. On the north side of the community, 20th- and 21st-century three-story townhouses with attached garages can sell from the mid-$600,000s to the low-$900,000s. These homes mirror the expansion of neighboring McNair's dense landscape of townhouses, condominiums and apartment complexes across Frying Pan Road. Floris garners a CAP crime score of 1 out of 10, compared to the national average of 4.

Multi-school zoning in Floris

Fairfax County Public Schools earns an overall A rating from Niche, which ranks it as the sixth-best school district in Virginia. Depending on their address, elementary-aged students are divided between two A-rated schools: Floris Elementary and Fox Mill Elementary. The latter is one of the few schools in the area that offer a Japanese Immersion Program. Students are combined for seventh and eighth grade at Rachel Carson Middle School, which earns an A, and are split up again between the A-minus-rated Westfield High and B-plus-rated South Lakes High School.

The Clocktower, Franklin Farm shopping center and more

One of Floris's biggest selling points is its suburban convenience. Just north of the neighborhood, the Village Center at Dulles, referred to as "the clocktower" by locals, is a large shopping center with Tudor-style buildings and a tall clocktower visible from surrounding streets. Amenities include Giant Food and big-box retailers such as HomeGoods, while a mix of local and chain eateries range from Firehouse Subs to Ned Devine's Irish Gastropub & Restaurant. "Ned's is one of my parents’ go-to spots for St. Paddy's Day festivities and occasional live music," Waters says. Stone's Cove Kitbar is another popular eatery known for its contemporary American fare and Wine Wednesday discounts. Two miles north, Worldgate Centre is another nearby shopping center and home to the nearest movie theater. Franklin Farm and McLearen Square shopping centers are also nearby. A 5-mile drive leads to Reston Town Center, a walkable plaza with mixed-use buildings, upscale shops and a blend of casual and fine-dining restaurants. "Everyone knows about Reston Town Center, even if you don't live in Reston," Waters says. "It's one of the most popular date-night spots around. They host all sorts of events, and they have a seasonal outdoor ice rink." Fair Oaks Mall boasts over 160 retailers and restaurants seven miles away, but it's common for residents to make the longer 14-mile trek to Tysons Corner Center for the occasional shopping spree.

IAD, public transit, hospitals and highways

The Fairfax Connector provides public transportation around the county, with regular bus service along West Ox Road, Frying Pan Road and Centreville Road. A few miles north, the Herndon Metro Station and Innovation Center opened in 2022 as part of the extension of the Silver Line, offering convenient commutes into the city. Still, many residents rely on personal vehicles to get around. Floris residents are equidistant from Inova Fair Oaks Hospital, 5 miles south, and Reston Hospital Center, 5 miles north. Sully Road separates the neighborhood from Dulles International Airport (IAD). Other nearby thoroughfares include the Dulles Toll Road, Fairfax County Parkway and U.S. Route 50.
