Folsom Ranch’s neighborhoods of new homes

Since 2018, multiple homebuilders have been hammering away in Folsom Ranch, an up-and-coming master-planned community about 4 miles from Downtown Folsom. The 3,500-acre space, just beyond U.S. Route 50, is now a landscape of suburban-style sub-communities with luxury homes, public parks and easy access to nearby shopping and dining. “The communities here are great – the views of the surrounding area are nice, and they have a very diversified culture,” says Real Estate Agent Shankar Pathi with Real Estate Source, who has over 5 years of experience and lives in Folsom. The neighborhood is also about 5 miles from the Intel Folsom campus, the largest employer in the area. “They’ve been in Folsom for many years, and their employees like living close by.”

Single-family new builds within subdivisions

Over 10,000 newly constructed homes can be found in Folsom Ranch’s variety of neighborhoods. Both regional and nationwide homebuilders have contributed to the community, including Toll Brothers, New Homes Company, Tri Pointe Homes and Lennar Homes. “Our customers appreciate the distinctive architecture and design of our homes, and the availability of both built-to-order and quick move-in homes,” says Scott Esping, the Toll Brothers Division President in Sacramento.Contemporary, multi-story homes are common in Folsom Ranch, with Craftsman features such as front gables, pointed roofs and front patio areas. These styles can be found in Russell Ranch and The Preserve. According to Esping, The Preserve has an Oak Trails collection and a Heritage Trails collection, both offering grand entryways and open-concept floor plans. There are also New Traditional, multi-story homes built by Lennar, and Spanish-inspired homes with adobe siding in the Sendero community. Prices range between $575,000 and $1.2 million, depending on property size and architecture. Regency at Folsom Ranch is a gated, 55 and up community with single-story patio homes that have similar costs. Luxury ranch-style homes in Russell Ranch go for upward of $1.2 million to $1.5 million. The CAP Index Crime Score in Folsom Ranch is 1 out of 10, lower when compared to the national average of 4.

Celebrating each community with amenities

Most of the communities in Folsom Ranch are individual and come with their own amenities. “So far, there are clubhouses in the Russell Ranch community, and the 55 and up one. Having their own amenities helps create a community,” Pathi says. These clubhouses are outfitted with fitness centers, outdoor pools and multi-use sports courts. Russell Ranch even has an association that puts on social events throughout the year.
