These styles can be found in Russell Ranch and The Preserve. According to Esping, The Preserve has an Oak Trails collection and a Heritage Trails collection, both offering grand entryways and open-concept floor plans. There are also New Traditional, multi-story homes built by Lennar, and Spanish-inspired homes with adobe siding in the Sendero community. Prices range between $575,000 and $1.2 million, depending on property size and architecture. Regency at Folsom Ranch is a gated, 55 and up community with single-story patio homes that have similar costs. Luxury ranch-style homes in Russell Ranch go for upward of $1.2 million to $1.5 million. Prospector Park is one of the area’s main green spaces, providing outdoor recreation with its playground, ballfields and courts for basketball and tennis. There’s even a fenced-in dog park on the grounds for both big and small pups. Additionally, White Rock Park is a large, grassy green space with picnic benches. For more options, several parks throughout Folsom have playgrounds and various athletic fields, such as John Kempy Community Park, Lembi Park and Livermore Community Park. “Residents of Folsom Ranch can enjoy tree-lined open space, natural creeks and streams and miles of meandering trails and bikeways just beyond their door,” Esping says.Folsom Point State Park is about 6 miles north of the neighborhood and part of the larger Folsom Lake State Recreation Area. The state park includes a sandy beach area for swimming, boating and fishing along Folsom Lake. There are also multiple hiking, biking and horseback riding trails throughout the area’s woodlands and meadows. Campgrounds are located farther north.
A-rated Folsom-Cordova public schools
Children living in Folsom Ranch can attend one of three elementary schools in the Folsom-Cordova Unified School District, which has plans to expand with a new middle and high school specific to the area. Gold Ridge and Mangini Ranch Elementary School both earn A grades from Niche. Alder Creek Elementary School has not received a Niche score. From there, students can head to the A-rated Folsom Middle School. Folsom High School scores an A-plus and provides a Visual and Performing Arts department, which regularly puts on theater productions.Celebrating each community with amenities
Most of the communities in Folsom Ranch are individual and come with their own amenities. “So far, there are clubhouses in the Russell Ranch community, and the 55 and up one. Having their own amenities helps create a community,” Pathi says. These clubhouses are outfitted with fitness centers, outdoor pools and multi-use sports courts. Russell Ranch even has an association that puts on social events throughout the year.Navigating the Folsom area by car
Traveling outside of Folsom Ranch requires a vehicle. East Bidwell Street is the area’s main thoroughfare, going through the neighborhood and connecting to downtown Folsom. Access to U.S. Route 50, known as El Dorado Freeway, is directly outside the neighborhood and can be used to travel about 25 miles west into Sacramento. “The neighborhood has a lot of access. The two largest hospitals in the area are nearby, plus the college,” Pathi says. The Mercy Hospital of Folsom is around 4 miles north, and the Sacramento McClellan Airport is roughly 18 miles away.Folsom Ranch’s own and nearby shopping and dining
As the neighborhood grows, a handful of small businesses have popped up along East Bidwell Street as a town center. Slice House by Tony Gemignani is a casual pizzeria serving gourmet slices that sits next to a nail salon and Starbucks. Folsom Gateway is a shopping center directly outside the neighborhood with Sam’s Club and national retailers like REI and Best Buy. Chain restaurants in the area include Dave’s Hot Chicken and Olive Garden, and Costco is across the street.Palladio is an outdoor shopping mall over a mile north of Folsom Ranch. There are national clothing brands like Nordstrom and Chicos, plus other retailers and chain eateries. Palladio 16 Cinema is a movie theater close by.
