Long-standing trees in Clarendon Hills
Clarendon Hills is a south Fort Collins community with expansive natural areas to the west and dozens of convenient shopping and dining options to the east. The neighborhood features newer homes and larger lots compared to those closer to downtown, with walkable, tree-lined streets and well-maintained sidewalks. “One of the big draws to the area is the nature,” says Jan Thayer, a local Realtor with RE/MAX who has been selling in the community since it was developed in the late 1980s. “Along Ashford Lane, you will see tall trees with tags signifying that they aren’t to be cut down. They’ve been standing far longer than the neighborhood itself.”
Expansive builds and large lots
Colonial Revivals and brick modern traditional homes have more square footage and larger yards compared to surrounding communities, and most lots are dotted with mature evergreens and aspen trees. With an average home value of $995,000, Clarendon Hills is significantly more expensive than the average Fort Collins home. Houses on small lots with less than 3,000 square feet range from $650,000 to $750,000, while larger homes with half-acre yards and recent renovations go for $800,000 to $1.5 million. Empty, quarter-acre lots sell for around $230,000. The CAP Index Crime Score in Clarendon Hills is a 1 out of 10, significantly lower than the national average of 4.

Each of the area’s assigned public schools earns an overall Niche grade of A-minus, including McGraw Elementary School and Webber Middle School. “The public elementary school is a big plus to the area,” Thayer says. “I know people who have moved to Clarendon Hills so that their kids can attend McGraw Elementary. It’s high on the list of Fort Collins Elementary Schools, and a lot of parents will walk their kids to school in the morning.” Webber Middle School has a variety of unique elective courses, including outdoor living, where students learn survival skills and environmental ethics while exploring different outdoor-centered career paths. Rocky Mountain High School has a range of career and technical education courses in business, technology education and family and consumer sciences. Front Range Community College is just north of Clarendon Hill’s residential streets and partners with Rocky Mountain High in its concurrent enrollment courses.
