On the southern outskirts of Fort Collins, bordered by natural areas and agriculture fields, Provincetown has quiet streets away from the active atmosphere of downtown, while being just 3 miles from the nearest grocery store. “The area is home to a lot of parks, and nice sidewalks and walking trails,” says Brady Walters, a local Realtor with RE/MAX Alliance. “It’s a quiet part of town, but it has great access to the interstate, which makes it attractive to commuters.” Homes have large lots and more square footage compared to neighborhood’s closer to the city’s center, with a lakeside park serving as a local gathering place.

A varied housing market, from condos to multi-story builds
The neighborhood has a relatively modern housing market, with most homes built between the late 1990s and 2022. Most of the area’s modern traditional and craftsman-style homes sit on quarter to half-acre lots, with fenced-in back yards, while houses in the community’s south side sit close together on 5,000-square-foot lots. Two and three-bedroom condos can range from $250,000 to $355,000. Most single-family builds go for $460,000 to $750,000. Houses with expansive, full-acre lots along Biscay and Somerly lanes range from around $800,000 to $1 million.
Craftsman style homes are quite popular in Provincetowne.
For those not wanting a single family home, Provincetowne also has townhomes and condos.

Public schools near Provincetowne
Most students of Provincetown attend Cottonwood Plains Elementary School, which earns a B-minus grade from Niche. Lucile Erwin Middle School also receives a B-minus and has extracurriculars ranging from greenhouse club and choir to LEGO robotics and journalism club. The B-plus-rated Loveland High School has an International Baccalaureate diploma program which places an emphasis on project-based learning and exploring career interests.

Recreation with Rocky Mountain views
Water’s Way Park is less than a mile walk from all the neighborhood’s homes, with a playground, open field space, a skate park and a basketball court. The Robert Benson Reservoir borders the park, with the snow-capped Rocky Mountains serving as a picturesque backdrop. The park is bordered by the Pelican Marsh Natural Area, named for the white pelicans that live in its wetlands, which has a mile long trail that connects walkers to the Fossil Creek Wetlands trail system. “There are trails all across Fort Collins,” Walters says. “We are known for being bikeable and trails connect to every part of the city.” Provincetown lies around 6 miles east of the southern tip of the Horsetooth Reservoir. The 1,900-acre reservoir is one of the most popular recreation areas in Fort Collins. In the summer months, visitors can be found swimming, boating and paddle boarding in the water, while the surrounding area has over 20-miles of trails popular among hikers and mountain bikers.

Shops and restaurants on College Avenue
College Avenue lies just west of Provincetown and is lined with antique shops, from Vintage Marketplace to Foothills Flea Market. A short drive north, the intersection of West County Road 38 and South College Avenue is surrounded by shopping centers with businesses ranging from fast food restaurants and big-name stores to local eateries and supermarkets. Zwei Brewing has over a dozen beers on tap and has a different food truck every day. Also nearby, Serious Texas BBQ is a local favorite serving slow-cooked southern-style beef brisket and pork. The neighborhood is around 8 miles from both Old Town Fort Collins and Downtown Loveland, popular commercial hubs for local businesses.

Proximity to major roads and nearby bus stups
Interstate 25 is around 5 miles east of the neighborhood and can take drivers about 58 miles south to Downtown Denver or roughly 52 miles north Cheyenne, Wyoming. Transfort operates over 20 bus routes across Fort Collins, with a handful of nearby stops on College Avenue.
