Bookended by open natural areas on the southern edges of Fort Collins, Ridgewood Hills is a laid-back, quiet community with private, homeowners association amenities and well-maintained sidewalks shaded by mature trees. The neighborhood is removed from the active atmosphere of Downtown Fort Collins, while being just a few miles from the local businesses and supermarkets of Loveland and Midtown Fort Collins. “A lot of people are drawn to Ridgewood Hills because you are within walking distance of the elementary school, and you have access to private amenities,” says Michael Malvey, a neighborhood resident and Realtor with The Group Inc. “And there’s a lot to do outdoors, with multiple neighborhood parks and paved walking trails.”
Late 20th century architecture and residents-only amenities
The Colonial Revival, modern traditional and ranch-style homes that line the streets of Ridgewood Hills were largely built in the late 1990s and early 2000s, with fenced-in back yards featuring views of the Rocky Mountains foothills. House prices range from around $520,000 to $800,000, with those on the higher end of the spectrum offering larger lots and over 3,000 square feet. Two to three-bedroom condos and townhomes can go for $380,000 to $470,000. The Ridgewood Hills HOA maintains the community’s green spaces and sports facilities, along with the residents-only pool and clubhouse. The neighborhood earns a CAP Index crime score of 2 out of 10, which is lower than the national average of 4.

Concurrent enrollment and extracurriculars with Thompson School District
While the majority of Fort Collins neighborhoods are served by the Poudre School District, households on the southernmost side of town are served by Thompson School District. Coyote Ridge Elementary School lies in the center of the neighborhood and earns a B-plus overall grade from Niche. Next, students may attend Lucile Erwin Middle School, which receives a B-minus. The B-plus-rated Loveland High School partners with Front Range Community College and Aims Community College for its concurrent enrollment course offerings. The high school also has a wide variety of extracurricular offerings, from gaming club and Knowledge Bowl to color guard and knitting and crocheting club.

Natural areas and sports facilities near Ridgewood Hills
Homestead Park lies next to Coyote Ridge Elementary and is home to a playground, open field space and a basketball court. Shenandoah Park has open green space, a walking path and a picnic shelter. Just west of the neighborhood, the Colina Mariposa Natural Area has a mile of soft-surface walking trails. Colina Mariposa is “butterfly hill” in Spanish, named for the diversity of butterflies that populate the area, also home to bald eagles and red-tailed hawks. A short drive east, the Pelican Marsh Natural Area has walking trails that connect to the Fossil Creek Wetlands and over 30 miles of Fort Collins area trails.

Walmart, King Soopers and Target are nearby options for groceries along South College Avenue, while the surrounding shopping centers are dotted with chains and local eateries alike. Lima Coffee Roasters is a local favorite for breakfast sandwiches, baked goods and espresso, while Southern Girl Brewery serves a variety of craft beers and pub fare from nachos to burgers. “Serious Texas BBQ is a popular nearby spot,” Malvey says. “You’re really close to the businesses of Downtown Loveland too, just a short drive south.”

Transfort bus routes and access to I-25
College Avenue is lined with Transfort bus stops, with over 20 routes across the city. The FLEX route provides access to nearby cities like Loveland, Longmont and Boulder. Interstate 25 lies just east of Fort Collins and can take drivers south to Downtown Denver or north to Cheyenne, Wyoming.
