Over 50 acres of green space near downtown Fort Myers
On the western edge of Fort Myers, less than 3 miles from downtown, Billy Creek is an urban community with a surprising amount of green space. Billy Creek Preserve spreads across 56 acres, with paved paths that wind around lakes and lush, tropical greenery. It sits along the neighborhood’s namesake, Billy Creek, a waterway popular for kayaking. Even with this access to nature, the community has city conveniences—corner stores, local eateries, and nearby public transportation and shopping. About half the homes here are rental properties, with those for sale priced lower than many other neighborhoods in the area, according to Fort Myers resident Alan Carey, a Realtor with EXP Realty.
Midcentury ranch-style homes both for sale and rent
The neighborhood’s oldest houses date back to the 1920s, but most were built between the 1950s and 1970s. These modest two- to four-bedroom ranch-style houses sit on small lots with palm trees and live oaks. Many have been remodeled or are sold as-is to investors. Since 2020, newer construction has been popping up as well. “I represent a lot of builders there, and while they are fixing up homes, it’s still affordable,” Carey says. “They’re not trying to push people out.” He notes that there’s a lot of residential diversity in Billy Creek. “The particular street I was selling a property on is mostly rentals. But you go one street over, and there are residents who have lived there for years, houses that have been with families for decades.” Prices range from around $150,000 for fixer-uppers to around $250,000 for renovated homes. New construction ranges from about $300,000 to $380,000.

Billy Creek Preserve and other nearby parks
Billy Creek Preserve is not only an urban oasis for joggers, bikers and dog walkers but also an essential part of the environment. The preserve was developed in 2010 with manmade marshes that act as filtration systems, improving water quality in Billy Creek and the downstream Caloosahatchee River. Across the street, Billy Bowlegs Sports Complex is a hub for youth programs with soccer and football fields and has a playground where kids can burn off steam. Less than a mile away at Shady Oaks Park, past the ballfields and playground, is a kayak launch where locals can slide their watercraft into Billy Creek. The creek is part of the Great Calusa Blueway Paddling Trail, a 200-mile watery challenge for kayakers and canoers. There are plenty of opportunities to get out on the water in greater Fort Myers. “We have the biggest canal system in the world, more than Italy, as far as miles go,” says Fort Myers resident Kayla Boyd-Jones, a Realtor with RE/MAX Trend.
