Like freshly painted murals next to century-old homes, the Fairmont neighborhood of South Fort Wayne is a mix of old and new. Its cozy streets are lined with character-rich houses, many dating back to the 1920s and featuring the arched roofs and brick foundations common of the time. Part of what locals call “The 07” after the last two digits of the city’s most desirable zip code, this southside community is in high demand, close to a popular park and within biking distance of downtown. "There’s been a ton of city investment on this side of town,” says Ben Ruhl, Real Estate Broker at Mike Thomas Associates. “We've seen improvements to parks, schools and infrastructure."

Centennial homes show off Tudor details
Craftsman and Colonial Revivals are most popular in Fairmont. Some have Tudor-style details like gabled roofs and arching wood panels, while others feature Cape Cod-style dormers and bay windows. Most listings are well-maintained but may need cosmetic improvements like carpet removal, hardwood refinishing or replacing older appliances. House prices range from $150,000 to $250,000, and most find new owners within a week of listing. "There's pride of ownership here," Ruhl says.

Play a round of golf or enjoy a stroll in the gardens
All Fairmont residents are within walking distance of one of the city’s public parks, but Foster Park is the closest. Foster Park’s open grassy grounds stretch to the St Mary’s River, where a paved trail offers a long loop through flower gardens and meadows. Along with woodsy walking paths, locals can play an 18-hole round on the park’s namesake course. Packard Park is even closer to town, often filled with kids running through the splash pad or racing down the slides at the playground. An indoor option is found at The Summit, a recreation facility that hosts community events and has a full athletic center, located on Indiana Avenue in the site formerly used by Taylor University.
Art lovers in Fort Wayne don't have to visit a gallery to admire art, as the city is home to hundreds of public art displays, including murals, sidewalk paintings and statues. Those looking to try their hand at a new art form can visit The Glass Park, just east of Fairmont, to take a glassblowing class.

Mixed-use zoning brings restaurants to residences
Fairmont’s old-timey aesthetic is not broken by mixed-use zoning, which allows restaurants and small businesses to operate side by side in historic buildings. “You don’t have to leave the neighborhood to find a place to eat,” says David Affholter, a Realtor with Century 21 McAfee Home Group. “Fairmont has businesses tucked beside houses, little shops and restaurants like the Friendly Fox and Antonuccio’s. There’s fantastic dining that’s better than average—it’s some of the best food in town.”
Antonuccio’s Italian Market serves paninis and charcuterie from an old brick-sided building, with a Little Free Library out front that encourages customers to stop and browse. The market also stocks imported pasta, wine and cheese for customers to cook at home. Two doors down, The Friendly Fox is a breakfast staple known for its coffee and brunch menu, enjoyed at its patio. Most retail spots set up bike racks by the front door since street parking can be limited. Nearby, the Clyde Theater serves as a venue for musicians, musicals and plays. There are several commercial stop-offs around town for weekly errands, but Kroger is the neighborhood’s nearest chain grocer, located about a mile south of town in Southgate Shopping Center. The shopping center is also a convenient place to fill up on gas or run errands at the bank.

Learning at the Fort Wayne Community School District
Students growing up in Fairmont can enroll in Fort Wayne Community Schools. Students may enroll in Harrison Hill Elementary, which is within walking distance for most Fairmont residents and was graded C by Niche. From there, students may enroll in Kekionga Middle School, graded C, and South Side High School, graded C plus. The high school is hard to miss, a towering stone building with fluted Georgian-style columns supporting the grand front entrance. South Side High School has a state-of-the-art football field and the city’s only Olympic-sized swimming pool, where students and families cheer on the South Side Archers during competitions.
Harrison Hill Elementary School serves K-5 with a student-teacher ratio of 20 to 1.

Commute to work in under 3 miles
Fairmont professionals have a short commute, with easy access to main city connectors and the region’s top employers. Lutheran Hospital is roughly 5 miles away, and Electric Works is within walking distance in a mixed-use office space, shared with a market that showcases local eateries. "It's a major development and an easy bike ride away," Ruhl says. Fairfield Avenue, South Calhoun and Highway 27 run parallel to Fairmont and head 3 miles north to the city center. Most residents can walk to bus stops on Fairfield Avenue to catch the direct line downtown. For long-distance travel, the Fort Wayne International Airport is 7 miles south.
