An established neighborhood conveniently located in an "up-and-coming area"
Spy Run, located at the confluence of the St. Marys, St. Joseph and Maumee rivers, was around long before Fort Wayne became the growing Midwest metropolis it is today. The historic architecture and attractions found here are a reminder of the established neighborhood’s roots. Yet, residents also enjoy a location that not only provides plenty of waterfront recreation, but proximity to the city’s downtown, whose contemporary amenities form the heart of the city’s recent growth, which has been a catalyst for the rejuvenation of surrounding neighborhoods and historic business districts. Thus, Spy Run offers residents an intriguing blend of present and past. “That location is pretty sharp,” says Rick Fletcher, a Realtor with North Eastern Group Realty. “It’s an up-and-coming area, both because of all the downtown development and also because you are close to the Wells Street corridor and its improvements.”

Affordability is the primary attraction
Highlighted by an eclectic collection of homes on tree-lined streets, homebuyers can find Victorian, American Foursquare, Colonial and Queen Anne architectural influences mingling together on a given block. Most neighborhood homes were built between the 1920s and 1940s, offer multiple stories and are priced between the mid-100,000s and high 200,000s. Renovated shotgun-style homes and minimalist traditional homes are among cozier options typically priced between $60,000 and $100,000. The average home value in Spy Run is $137,000. “The affordability factor has been a driving force for the neighborhood,” Fletcher says. “There aren’t many places in Fort Wayne where you can find a nice house for under $200,000, but this is one of them.” Occupancy is roughly split between owners and renters, and the median income of a little more than $45,000 is about 10 percent lower than the city average.

Rivergreenway offers expanded access to waterfront recreation
Owing to the neighborhood’s waterfront location, the Rivergreenway is a defining recreational feature. The paved pathway is the backbone of the city’s trail system. The Rivergreenway surrounds much of Lawton Park, a large neighborhood green space that features a popular skatepark along the St. Marys. Originally built for the Indiana State Fairgrounds in 1866, the 40-acre park also includes a greenhouse where flowers and plants are grown in the fertile riverfront soil. Kids Crossing Playground is a scaled-down version of the Old Fort, an all-wooden army post designed and constructed in 1815 whose replica is a popular neighborhood attraction a few blocks south. Old Fort provides a historic backdrop for re-enactments and an annual Christmas event that provides insight into how soldiers in the 1700s and 1800s celebrated the holidays. Science Central, located just north of the park, is an additional neighborhood attraction housed in the former City Light and Power building. An interactive museum with exhibits, classrooms and a demonstration theater, Science Central correlates its programs with Indiana’s State Standards for Science.

Riverfront park, popular baseball stadium are downtown highlights
Downtown Fort Wayne can be accessed by U.S. Route 27 and its nearby business corridor, both of which bisect the neighborhood. Headwaters Park is located just across the St Marys from the neighborhood’s south side. Residents can ride their bikes to the park and enjoy its network of paved trails. The park also features an open-air pavilion that hosts concerts and festivals during the warmer months and houses an ice-skating rink in the winter. Nearby cultural and entertainment attractions include the Fort Wayne Museum of Art and Parkview Field, home of the city’s minor-league baseball team, the TinCaps. The stadium has been recognized for its stadium experience several times since it opened in 2009. In between the art museum and the baseball stadium is an array of eateries featuring everything from the hot dogs at Fort Wayne’s Famous Coney Island restaurant to the stakes and cocktails with a jazz backdrop at Club Soda. “We still don’t have significant nightlife, but there is a lot more going on now with craft breweries, cocktail lounges and the sports stuff,” says Fletcher, who grew up in Fort Wayne and returned home after college. “To see all the development in the past 15 years has been great.” The Wells Street corridor, located only a few blocks from the neighborhood’s west side, is home to a charming mix of boutique stores and eclectic eateries. Closer to home, The Pub @ 1802 combines contemporary comfort food cuisine with a sports bar atmosphere, and St. Joe Athletic Club offers a members-only social setting in the neighborhood. Glenbrook Square, located about 2 miles north, is anchored by a Target.

North Side High School is an established city institution
Students are served by Fort Wayne Community Schools, a district rated B-minus by Niche that gets an A-plus for diversity. The closest schools are Forest Park Elementary, a C-plus-rated school; Lakeside Middle, a C-rated school; and North Side High, a B-minus-rated school instantly recognizable for its neoclassical architecture. Starting in the 2024-25 school year, all ninth-grade students at North Side will start their high school journey in the Freshman Schools of Success program. Building on an educational model established in 2022, the program is a collaborative effort between the school and local businesses that provides incoming students with early guidance in determining a career-focused learning path. “The only downside to the area is that the schools are not as highly rated as some other areas, but that hasn’t seemed to have much effect on people moving in,” Fletcher says.

Neighborhood thoroughfare provides access throughout the city
Neighborhood bus stops are concentrated along U.S. Route 27, which also provides quick and easy car travel throughout the city and region. It connects to Interstate 69 less than 4 miles north. I-69 leads directly to Indianapolis about 120 miles south.
