Francisville, now home to approximately 10,000 people, is primarily coveted for its proximity to job opportunities in the Cincinnati metropolitan area. “It’s not only the airport, it’s also all the stuff around the airport,” says Todd Blersch of Coldwell Banker Realty, highlighting nearby employment. “Amazon has three different operations over there [in Hebron], including Amazon Air,” he adds. Although most housing options are on the newer side—and several subdivisions are still in the process of development—prices vary dramatically. Highly rated Boone County public schools make Francisville attractive to growing families, and the Ohio River offers plenty of recreational opportunities. “It does have a country blend with horses and barns, but also suburban neighborhoods,” says Ben Schreiber, who works with eXp Realty, adding, “It’s the best of both worlds.”

Subdivisions with varied housing prices
The majority of the housing options in Francisville were built in the early 2000s or after, the result of a fast-growing job market in the Cincinnati metropolitan area. With the exception of several 1990s-era, stand-alone properties along North Bend Road, the city is divided into subdivisions; there are New Traditionals, energy-efficient homes, and luxury properties in areas like North Pointe, North Bend Estates and Rivers Pointe Estates. House hunters will also find townhouses, condominium communities and affordable apartment complexes for residents 55-plus. HOA fees vary, and the median sale price in Francisville hovers around $450,000, which is slightly higher than the national median.

Northern Kentucky’s thriving economy and commutes to Cincinnati
According to Schreiber, the community’s proximity to Cincinnati and employment opportunities have made it a popular home base. Recent years have seen the growth of industry next to the Cincinnati/Northern Kentucky International Airport; Amazon, specifically, has brought thousands of jobs to Northern Kentucky. There’s also a Wayfair warehouse, manufacturing facilities and opportunities in the healthcare industry. St. Elizabeth has multiple locations throughout Northern Kentucky, making it one of the region’s top employers. “For a while, the metro area was adding 20,000 new jobs a year,” notes Blersch, addressing his home city’s strong—and steadily growing—economy. Downtown Cincinnati is around 17 miles—or 25 minutes—from Francisville via Interstates 275 and 75. Bus 40X, also known as the Worldwide Boulevard/North Hebron Express line, stops along North Bend Road in Francisville on its way toward Queen City, and, less than 10 minutes away, CVG offers direct flights to more than 50 locations. Although it’s resulted in the occasional sound of passing planes, the facility has taken care to direct flight paths away from more populous areas at night.

North Bend Road, which divides Francisville in half vertically, is lined with most of the area’s shopping and dining. There’s a mix of fast food drive-thrus, convenience stores and sit-down family restaurants like Hebron Grille, which serves Southern American-style comfort foods. It’s also a live music venue throughout the week, supporting local artists in genres like bluegrass and Christian rock. For a traditional, small-town experience, locals can drive about 7 miles south to historic Burlington. There are community theaters, 19th-century taverns and small ice cream shops. Nearby, the Boone County Fairgrounds hosts a week of horse shows, drag races, and carnival rides in June, as well as antique shows throughout the summer, according to Schreiber.

In Francisville, quiet cul-de-sacs are surrounded by relatively undeveloped, rural land home to equestrian centers and family farms. Rivers Pointe Stables has space for residents to board their horses, and it also offers riding lessons for people of all ages and skill levels. Sandy Run Stable is up the street from brand-new townhouses on North Bend Road. Just outside of town, Merrell Family Farm is frequented by locals during the pick-your-own strawberry season; they’re also a regular presence at local farmers markets in Burlington, Florence and Erlanger. On the banks of the Ohio River, Giles Conrad Park has walking trails with scenic views, playground equipment and cricket grounds. Some golfers invest in memberships at Traditions Golf Club, which can also be reserved for private events.

Career pathways and early college opportunities through Boone County Public Schools
Boone County Public Schools, which earn an A-minus grade from Niche, serve more than 20,000 students. High schoolers can pursue career and technical pathways as well as early college educations through institutions like Gateway Community and Technical College (GCTC). North Pointe Elementary and Thornwilde Elementary are within walking distance for some residents. The Hebron Branch of the Boone County Public Library also offers learning opportunities; there are lecture series, yoga classes and even origami workshops.
