Franklin is best known for Kentucky Downs, a Thoroughbred track that hosts some of the most prestigious horse races in the country, including the Kentucky Turf Cup and the Mint Million. Next door, Mint Casino has over 1,000 slot machines and table games as well as a steakhouse and a bar. “The casino also attracts a lot of performers, and its a unique for a small town to have that kind of entertainment,” says Realtor Justin Reesy, who sells homes in the city with Keller Williams First Choice Realty. Although employment is scarce in Franklin, the roughly 10,400 residents benefit from access to the nearby cities of Bowling Green and Nashville, where the country music industry is based. “Nashville has a great nightlife, so a lot of people go there to unwind,” Reesy says.
The rural town has a few restaurants and retailers, so the main draws outside its access to largers cities are the relative affordability and moderately rated school district.
Southern States Co-op is a large supplier for surrounding farms in Franklin.

Relatively affordable single-family homes
Most of the houses were built between the mid-19th and mid-20th centuries. There is a mix of ranch styles, bungalows and wood-frame houses. On the city’s south end, there are several recently built developments that include New Traditional styles and Contemporary styles. Franklin’s median single-family home price is $275,000, which is in line with the state median but well below Nashville’s median and the national median. “People are mainly drawn here because the real estate is really affordable compared to Nashville and Bowling Green,” Reesy says.

Simpson County Public Schools has a B-plus Niche rating and a 96% graduation rate. The district’s math and reading proficiencies are about the state and national averages. Goodnight Memorial Public Library hosts story times and yoga classes.
Franklin Elementary School has an above average rating on Great Schools.
Franklin-Simpson High School is the only high school serving Franklin's population.

Sports at Jim Roberts Community Park
Public greenspaces are somewhat limited. The largest greenspace is Jim Roberts Community Park, which has horse show rings, multiple pavilions, a walking path along a creek, several athletic amenities and a picnic area. In the surrounding countryside, there are campsites, wineries and public golf courses.
The temperature rarely falls below into the teens and rarely rises into the 90s.

Shopping and dining along Main Street
The city’s Main Street is lined with fast-food restaurants as well as local options like a diner and several cafes. Further south along Nashville Road, there are additional fast-food spots as well as several Mexican spots. There are also a few grocery stores. “A lot of people head to Nashville or Bowling Green for dining and retail,” Reesy says.

Franklin is home to the Frosty Freeze, a local ice cream shop that opened in 1956.

Commuting to Bowling Green and Nashville
The city does not have public transportation options, so residents rely on cars. The area’s top employers are almost all fast-food franchises and retailers, so many people commute about 24 miles north on Interstate 65 to Bowling Green, where top employers include Houchens Industries and Fruit of the Loom. Commuters also travel about 45 miles south on Interstate 65 to Nashville, where top employers include Nissan North America and the State of Tennessee. The closest international airport is in Nashville as well.
Franklin’s medical center offers emergency room care. For more advanced care, people can visit TriStar Greenview Regional Hospital in Bowling Green.
According to FBI data, Franklin’s violent crime rate is below state and national averages and the property crime rate is above state and national averages. Over the past half-decade, the violent crime rate has decreased and the property crime rate has remained stable.
Franklin is located right off i65 with easy access to larger nearby cities.
