Northwest Fresno suburb close to shopping, dining and Highway 99
Roughly 11 miles northwest of Downtown Fresno, Fig Garden Loop attracts many first-time homebuyers looking for proximity to Highway 99 and national retailers. The neighborhood gets its name from Figarden Drive, which forms a loop around the community’s center, as well as northwest Fresno’s history as an agricultural hub for fig orchards. Northwest Fresno is generally considered one of the more desirable parts of the city due to the concentration of newer 21st-century homes and custom builds. However, Fig Garden Loop offers a broader range, including less expensive tract homes. Homes, condos and apartments are mixed throughout the neighborhood and dotted with shopping centers, neighborhood parks and other gathering spots like the Northpointe Community Church. Local families enjoy shaded playgrounds at Fig Garden Loop Park and programming at the Fig Garden Regional Library. Though the neighborhood is primarily residential, much of the area’s recent growth has been in commercial development, with Shaw Avenue as the main corridor for large chains and big box stores. Additionally, commuters are close to agriculture-related industrial sites along Highway 99. Agriculture and industrial operations have contributed to poor air quality in Fig Garden Loop and the wider Fresno area.
Close-set homes and relatively high prevalence of solar panels
Development began on Fig Garden Loop’s east side in the 1970s, continuing and moving farther west into the early 2000s. Throughout the community, tract homes are set close together along wide, sidewalk-lined roads, and many even come with solar panels, which is a draw for environmentally conscious buyers. “There’s no snow, so you can really take advantage of solar all year round,” says Darin Zuber, a Fresno native, third-generation Realtor, and co-founder of The Zuber Real Estate Team with Real Broker. “It’s an investment; you can put $40,000 into solar panels, and maybe your home is worth an extra $15,000.” Most homes range from $300,000 to $600,000, including new traditional homes with partial stone or wood exteriors and bay windows and Mediterranean Revival-style homes with barrel-tile roofs and earth-toned stucco exteriors. These properties tend to have floor plans ranging from 1,400 to 2,800 square feet and two- or three-car garages. Homes with 2,500 to 3,400 square feet and, in some cases, quarter-acre lots can range from $600,000 to $1 million, often featuring appliance upgrades and other renovations. Low-rise condos from the 1980s typically have two or three bedrooms and range from $230,000 to $330,000.

Students split between Fresno Unified and Central Unified School Districts.
Fig Garden Loop is zoned for two school districts: Central Unified District on the west and Fresno Unified District on the east. Fresno Unified District students can attend Figarden Elementary, which is located at the center of the neighborhood and receive a B-minus rating from Niche. Tenaya Middle earns a B-minus while Bullard High earns a B. Bullard High offers several career pathways, including biomedicine, business marketing and technology, and law and social justice. Within the Central Unified District, River Bluff Elementary and Rio Vista Middle both earn a B-plus. Opened in August 2021, the B-rated Justin Garza High School offers over two dozen student-led organizations ranging from Mock Trial to book club.

Commuting 11 miles to downtown Fresno
Highway 99 is the main artery for Northwest Fresno, bordering Fig Garden Loop on the west and leading about 11 miles to Downtown Fresno. Fresno Area Express (FAX) bus stops throughout the neighborhood connect riders with the broader Fresno metro area. The city has added dedicated bike lanes to most major roads, though driving is the more common mode of transportation, especially during Fresno’s hot summers. Community Regional Medical Center is less than 10 miles south in Downtown Fresno, and Calley Children’s Hospital is roughly 11 miles away. Fresno Yosemite International Airport is less than 15 miles southeast. Two sets of train tracks run through the community on the west side and through the center. These tracks are frequently used by both shipping and passenger trains throughout the day.
Playgrounds and picnic tables at Figarden Loop park
The 5-acre Figarden Loop Park holds space in the center of the neighborhood for playdates, picnics and birthday parties. The park’s large, shaded playground is often crowded with local kids while their families sit and watch from nearby picnic tables. There’s a splash pad next to the playground, which activates just in time for Fresno’s intense summer heat waves, and a large baseball field sits on the park’s edge, bordered by train tracks. Passenger and industrial trains pass by regularly during the day, exciting some local toddlers. The smaller Logan Park is typically less busy during the day, featuring its own baseball field, a smaller shaded playground, a basketball court, and two tennis courts. The Fig Garden Regional Library also offers plenty of programming for local kids, including the popular “Read to a Dog” series, where kids practice reading out loud while meeting some furry friends.

National chains and big box stores along Shaw Avenue
Strip malls and national retailers are packed in along Shaw Avenue, including grocery stores like Costco, Walmart and WinCo Foods. This main thoroughfare is also home to popular national chain restaurants like Texas Roadhouse, as well as regional chains like Sizzler for hand-cut steaks and seafood and Black Bear Diner for classic homestyle breakfasts. Smaller shopping centers are dotted around the neighborhood, housing more locally owned restaurants. The Waffle Place is known for its welcoming atmosphere, serving fresh-pressed juices and a range of flavored waffles like s’more and churro dulce de leche. For a night out, Ovidio Italian Restaurant serves pasta, pizza and other comfort food. On Herndon Avenue, the Marketplace at El Paseo shopping center is home to more retailers like Target and Burlington, along with a Regal Marketplace movie theater.

Seasonal events at the Forestiere Underground Gardens
The Forestiere Underground Gardens, about 3 miles from Fig Garden Loop, is a lesser-known historical site just off Highway 99. “People don’t know it’s there because it’s underground,” says Laura Mather-Mollica, a Fresno native and broker associate with London Properties. “People have no clue how cool it is, and they’ve lived here all their lives.” Built over several decades in the early 1900s by Baldassare Forestiere, the network of underground tunnels is partially open to the surface, with century-old citrus trees stretching as far as 20 feet to the surface. Guided tours take place from March through November, and the gardens host some events throughout the year, including a late-October Halloween event with self-guided trick-or-treating tours, animal presentations and other activities.
